Short Term Rental DSCR Loans: Airbnb, VRBO, and Vacation Rental Qualification

A short term rental DSCR loan can qualify on Airbnb or VRBO income instead of a long term lease. Lenders use your booking history or a market projection, then reduce it for costs.

The short version

A short term rental loan can use Airbnb or VRBO income instead of a normal lease. Check the local rules and the HOA first.

Dane’s take

Around Orlando, the community rules matter as much as the loan. Check them before you fall in love with a house.

Financing a vacation rental or short term rental (STR) through traditional agency mortgage channels presents a qualification challenge:

  • If you finance it as an agency second home, Fannie Mae and Freddie Mac prohibit rental pooling, require personal DTI qualification, and bar LLC ownership.
  • If you finance it as a conventional investment property, agency underwriters require an executed long term 12 month lease or appraiser Form 1007 long term market rent.

An Airbnb in a resort or vacation market may generate $8,000 per month in peak short term gross bookings, but an appraiser evaluating standard annual unfurnished leases under Form 1007 might conclude market rent is only $2,800 per month. If a lender sizes the loan to the $2,800 long term figure, the property will fail underwriting.

Short Term Rental DSCR loans solve this disconnect. Under Non QM secondary market guidelines, specialized investors evaluate the property's actual revenue potential as a short term lodging business, utilizing third party market data or historical booking statements to establish qualifying gross revenue.

Because these mortgages are business purpose transactions, personal tax returns and debt to income ratios are excluded under 12 CFR § 1026.3(a). However, STR underwriting introduces distinct collateral requirements, operational verification, and expense adjustments that don't apply to annual rentals.

The three income documentation methods

Non QM secondary market investors rely on three primary methodologies to document qualifying gross revenue on an STR property:

Method 1: Trailing 12 Month Platform History (Refinances & Seasoned Purchases)

Actual 12 month earnings reports from Airbnb, VRBO, or Property Management System (PMS).

Most reliable documentation; credited at 100% of reported net payouts or reduced by a 10% to 25% expense factor.

Method 2: AirDNA / Specialized STR Market Projections (New Purchases / Turnkey)

AirDNA Rentalizer or Rabbu market comp reports.

Lenders apply a standard haircut (commonly crediting 70% to 80% of projected revenue).

Method 3: Form 1007 Long Term Market Rent Fallback (Conservative Backstop)

Appraiser's standard 12 month lease estimate.

Used when local STR regulations are ambiguous or comparable short term data is thin.

Method 1: documented trailing 12 month history (T12)

This is the standard documentation path for refinances or acquisitions of seasoned, operating vacation properties:

  • You provide 12 consecutive months of platform disbursement statements directly from Airbnb, VRBO, or a recognized Property Management System (PMS) such as Guesty, OwnerRez, or Hospitable.
  • Underwriting Treatment: Because platform earnings reports reflect actual gross receipts minus host service fees, investors often count 100% of reported payouts as qualifying revenue. Some investors apply an expense factor (typically 10% to 25%) to account for continuous platform turnover, marketing, and utilities.
  • The Seasonality Test: Underwriters won't annualize a strong 90 day summer stretch to project annual income. A full 12 month operating history is required to capture the low and high seasons.

Method 2: AirDNA and market projection tools

When acquiring a property without an existing rental history (such as new construction or a converted primary home), investors can't rely on historical platform statements. Investor friendly Non QM lenders allow income qualification based on third party projection software, most commonly AirDNA Rentalizer:

  • The underwriter or appraisal management company pulls an AirDNA market comp report analyzing properties of identical bedroom count, bathroom count, and amenities within a tight geographic radius.
  • The Underwriting Haircut: To account for management overhead, occupancy volatility, and platform fees, lenders typically apply an occupancy/expense haircut, crediting 70% to 80% of the AirDNA projected gross annual revenue.
  • Percentile Anchoring: Conservative investors benchmark revenue to the 50th to 60th percentile of the comp set rather than optimistic 75th or 90th percentile performance.

Method 3: the form 1007 long term fallback

Some institutional DSCR programs don't accept AirDNA projections. If a property lacks 12 months of operational booking history, these lenders default to the appraiser's Form 1007 long term annual market rent schedule.

If you're buying a vacation home in a high revenue market where purchase prices reflect short term cash flows, applying with a lender that uses Form 1007 as a fallback will result in a ratio failure. Confirm whether your lender accepts AirDNA or platform data before paying an appraisal fee.

Operational and municipal compliance overlays

Collateral approval on an STR loan involves regulatory analysis:

  • Zoning and Municipal Permitting: Municipalities across the United States have introduced short term rental restrictions, permit caps, and operational bans. DSCR underwriters require proof that the property complies with local rules. You may be required to produce an active STR municipal permit, registration certificate, or a formal legal opinion confirming the property resides in a permissible zoning classification.
  • Florida licenses and taxes: Florida generally requires a state vacation rental license plus sales tax and local tourist tax registration for short term rentals. Lenders may ask for proof. Rules differ by county and by community, so check before you make an offer.
  • HOA Rules and Bylaws: If the property resides in a common interest development or condominium community, the underwriter will review the CC&Rs (Covenants, Conditions, and Restrictions). Any minimum lease duration (such as clauses mandating 30 day, 60 day, or 6 month minimum tenancies) will disqualify the property from utilizing short term rental income.
  • Resort communities near Disney: Many communities around Davenport, Kissimmee, and Clermont were built with vacation rentals in mind, but each has its own rules. Some allow nightly stays. Others require 30 days or more. Ask for the HOA documents before you write an offer.
  • Condotels and Shared Amenities: Properties operating as condominium hotels (featuring shared check in desks, on site food service, or mandatory rental management pools) require specialized condotel Non QM programs. These programs typically cap leverage at 70% to 75% LTV and carry a modest pricing premium over standard residential single family properties.

Down payments, credit scores, and cash reserves

Because short term rental income fluctuates with macroeconomic tourism trends, secondary market investors price in additional risk compared to long term single family rentals:

Qualification Metric Long Term Rental DSCR Short Term Rental (STR) DSCR
Typical Minimum Down Payment 15% to 20% (80% to 85% LTV) 20% to 25% (75% to 80% LTV)
Minimum Credit Score (Tier 1) 680 to 720 700 to 740
Target DSCR Ratio 1.00 to 1.25 1.00 to 1.25 (Post haircut revenue)
Post Closing Reserves 3 to 6 Months PITIA 6 to 12 Months PITIA
Furnishing / Startup Working Capital N/A Must be documented separate from reserves

The reserve requirement is an important consideration. A lender requiring six months of reserves on an amortizing $4,500 monthly PITIA payment requires you to show $27,000 in liquid assets remaining after closing costs and down payments are settled.

Worked qualification example: vacation home purchase

The following scenario shows how an STR underwriter models an acquisition using AirDNA projection data:

  • Collateral: 4 bedroom pool home in a resort community near Disney (Davenport area).
  • Purchase Price: $700,000.
  • Down Payment: 25% ($175,000 down; Loan Amount = $525,000 at 75% LTV).
  • Borrower Credit Score: 735.
  • Loan Terms: 30 Year Fixed at an illustrative 7.50% note rate.

Monthly housing debt (PITIA)

  • P&I Payment ($525,000 @ 7.50%): $3,670
  • Property Taxes: $650
  • Hazard & Windstorm Insurance: $450
  • HOA Fees: $300
  • Total Monthly PITIA: $5,070

Income analysis: AirDNA projections vs. haircut

  • AirDNA Annual Gross Projected Revenue: $108,000 ($9,000 / month gross).
  • Investor Underwriting Policy: Credit 75% of AirDNA projection to account for operational overhead.
  • Qualifying Monthly Gross Revenue: $9,000 × 75% = $6,750

DSCR calculation

DSCR = $6,750 ÷ $5,070 = 1.331

Result: The acquisition clears the investor’s 1.20 target and supports the best pricing level.

If the lender had defaulted to a standard Form 1007 long term market rent appraisal, the report may have indicated local annual long term rents of only $3,500 per month:

Long Term Fallback DSCR = $3,500 ÷ $5,070 = 0.690 (Severe Decline)

Under a standard long term program, the deal would be rejected for insufficient cash flow. Under the specialized STR DSCR framework, the property is approvable.

Practical steps for STR investors

To ensure your vacation rental clears underwriting without delay:

  1. Verify Municipal Rules First: Don't spend money on loan applications until you have verified that the local jurisdiction allows short term rentals and that licenses are currently available.
  2. Review HOA Covenants: Request the complete HOA document package, looking for lease restrictions or rental caps.
  3. Target Lenders Using Market Projections: Confirm upfront whether the lender permits AirDNA Rentalizer or platform statements, and verify what haircut percentage they apply.
  4. Preserve Liquidity: Calculate 6 to 12 months of PITIA reserves and keep those funds in accessible, unencumbered accounts.
  5. Budget for Furnishings Separately: Lenders won't allow you to fund furniture, decor, or operational onboarding packages out of required mortgage reserve assets. Short term rental DSCR financing allows real estate investors to capitalize on the higher revenue yields of hospitality assets. Matching your property with a lender whose underwriting recognizes modern short term rental data is the key to expanding your portfolio.

Common questions

Can I use AirDNA to qualify for a mortgage?

Some DSCR lenders accept AirDNA projections, usually counting 70% to 80% of the projected revenue.

Do I need a year of rental history?

Not always. Some lenders qualify new purchases on market data.

Are vacation rentals allowed everywhere near Disney?

No. Each county and community has its own rules. Check the HOA documents before you make an offer.
