Central Florida counties use FHA's 2026 national floor. Limits are set by HUD each year. Confirm the current limit for your county before you shop.

How FHA limits are set

HUD sets FHA limits based on local home prices and the conforming loan limit for conventional loans. Lower cost areas get the national floor, which is 65% of the conforming limit. Higher cost areas get more, up to a national ceiling. Limits are updated every year, usually announced late in the prior year.

How FHA compares to other loans

Conventional: the 2026 conforming limit in these counties is $832,750 for a single family home.** VA:** no loan limit with full entitlement.** USDA:** no fixed loan limit, but household income limits apply.** Jumbo:** above the conforming limit.

What if the home is above the FHA limit?

You can still use FHA by bringing a larger down payment, so the loan amount fits under the limit. Or compare a conventional loan, which allows much higher amounts. For veterans, a VA loan may be the better choice. And for two to four units, the higher multifamily limits apply. See FHA duplex to fourplex.

Local down payment help

Along with Florida's statewide programs, counties administer their own down payment assistance, often funded through the state's SHIP program. Orange, Osceola, Seminole and others each run their own programs with their own income and price limits, and funding opens and closes during the year. Ask early. See Florida down payment assistance.

Example scenario

Just over the FHA limit

The Johnsons found a home in Winter Garden for $575,000. With 3.5% down, their FHA loan would have been above the $541,287 limit.

They put down about 6% instead, bringing the loan under the limit, and still used FHA. We also priced conventional, which came out close, and they chose the lower payment.
