FHA loans in Florida

FHA loans in Florida: a flexible path to owning your home.

FHA loans are built for real life: lower down payments, more forgiving credit guidelines, and room for buyers who are still building savings. Here's how they work in Central Florida, who they fit, and how to get the most out of one.

The honest truth about FHA

FHA isn't the cheap loan. It's the flexible one.

FHA's mortgage insurance usually lasts as long as the loan, so over time it can cost more than a conventional loan. What FHA buys you is access: a lower credit score, a smaller down payment, or more debt than other loans allow. For many buyers, that access is worth it, especially with a plan to refinance later.

2026 loan limits

FHA loan limits in Central Florida.

FHA sets a maximum loan amount by county each year. In 2026, Central Florida counties including Orange and Osceola use FHA's national floor.

Property 2026 limit
Single family $541,287
Duplex $693,050
Triplex $837,700
Fourplex $1,041,125

Limits are set by HUD each year. See limits for every Central Florida county.

How it compares

FHA vs conventional.

Neither is always better. The right choice depends on your credit, savings and how long you plan to keep the loan.

FHA Conventional
Minimum down payment 3.5% with a 580 score As low as 3% for some buyers
Credit flexibility Most forgiving Rewards stronger credit
Mortgage insurance Upfront fee plus monthly premium, often for the life of the loan Monthly, removable once you reach enough equity
Debt ratios More room with automated approval Tighter
After bankruptcy Generally 2 years after Chapter 7 Generally 4 years
Property use Primary residence, up to four units Primary, second home or investment

Who FHA fits best

First time buyer? FHA isn't your only option. See first time buyer loans compared.

Buyers rebuilding credit. A score in the high 500s or low 600s can still mean a fair deal with FHA when conventional pricing would be harsh.** Buyers with more debt.** Student loans, a car payment and credit cards can push conventional ratios too high. FHA often has more room.** Buyers using family help.** FHA allows gifts for the down payment, and a family member who won't live in the home can sometimes co sign.** House hackers.** FHA can finance up to four units with a small down payment if you live in one. It's how many investors start.

Who should look elsewhere

If your credit is strong and you have 5% or more to put down, conventional is often cheaper over time because its mortgage insurance can be removed. Veterans should almost always compare a VA loan first. And if you're buying in a rural or suburban area with moderate income, check USDA and USDA vs FHA.

The FHA game plan

Many smart buyers use FHA as a bridge. Buy now with FHA's flexibility, make your payments on time, build equity, then refinance into a conventional loan to drop mortgage insurance once your credit and equity improve. I plan that path with you from the start.

FHA Loan Denied? Common Reasons and What to Do Next

An FHA denial is often not the final word. Many are caused by a lender's own rules, a fixable credit issue or a file that was set up wrong.
