Quote insurance for the rental use you actually plan, then check the proposed policy against the financing requirements. The premium affects your monthly budget, while exclusions and deductibles affect the cash you may need after a loss. An attractive quote is useful only if the coverage fits the property and the way you will rent it.
Can insurance problems kill a DSCR loan?
An unresolved coverage problem can prevent a financed purchase from being ready to close. Start by getting the proposed insurance requirements and asking an agent whether the property can be insured on those terms.
Do this while you still have time to inspect the property and compare options. A preliminary online premium can change after the carrier reviews the application, property condition and rental use. Florida Department of Financial Services describes that underwriting review in its public guidance, checked October 16, 2026.
Send the agent the listing, proposed ownership name and intended rental arrangement. State whether guests will occupy the whole home, whether you will stay there and whether a manager handles bookings. An agent who has only heard vacation home may be solving a different insurance problem from the one your purchase creates.
The first pass is practical: identify an available coverage path, obtain a realistic premium and flag anything still subject to inspection. Then check the loan budget using that premium. See Florida Rental Insurance: Quote It Before You Buy for the initial shopping process.
Example
Assume your first rental budget used $2,400 a year for property insurance. A later hypothetical quote for the intended use is $4,800. That adds $200 a month to housing costs.
| Case | Insurance per year | Housing total | Ratio |
|---|---|---|---|
| First budget | $2,400 | $3,000 | 1.20 |
| Later quote for the intended use | $4,800 | $3,200 | 1.125 |
Made up figures as of October 16, 2026. Not a rate, a lender rule or an approval. Rent assumed at $3,600 a month.
With assumed qualifying rent of $3,600 and other included housing costs of $2,800, the initial rent screen is $3,600 divided by $3,000, or 1.20. Using the later premium, it becomes $3,600 divided by $3,200, or 1.125. These are made up figures, not available quotes or approval thresholds. The policy still needs its own coverage review even if the revised budget works.
What insurance does a lender require?
Get the insurance checklist for the specific proposed program. Confirm the required coverage basis, accepted insurer, deductible limits, named insured and mortgagee information before asking the agent to finalize the policy.
Those requirements need the actual program documents. Do not substitute a conventional loan rule or an insurer's minimum for the DSCR lender's requirement.
Ask for a review of the proposed declarations and endorsements, rather than only the premium total. The documents should identify what is covered, who is insured and which terms apply to the use. A different ownership entity, additional structure or excluded peril can require more attention than the headline coverage amount suggests.
The agent handles coverage advice. I look at how the quoted costs and confirmed financing requirements fit the loan. Keeping both reviews visible avoids treating an insurance quote as a completed loan condition.
How does short term rental use change coverage?
Tell the agent about the actual guest turnover and rental arrangement. Ask the agent to confirm in writing that the proposed form and endorsements address that use.
Florida's insurance department identifies how the home is used as part of the insurer's underwriting review. A policy proposed for an annual tenant should not be assumed suitable for repeated guest stays.
Review the building, contents you own and potential liability separately. Ask how the policy treats furniture, damage between bookings and interruption of rental income. Those are coverage questions for the agent, and the answer should point to the actual policy language rather than a general promise of full coverage.
If you plan to change from long term tenants to vacation stays, review coverage before the change. Keep the financing team informed too. The operating plan used in one part of the transaction should match the plan described elsewhere.
Can an Airbnb host protection program replace property insurance?
Do not treat the platform's protection as a substitute for your own policy. Airbnb states that AirCover for Hosts is not a substitute for personal insurance, as checked October 16, 2026.
Read the platform terms and the proposed insurance policy as separate documents. Ask the agent what happens to your protection during bookings, between bookings and during any period when the property is vacant or under repair. Do not assume that protection associated with an eligible platform stay applies to a direct booking or another platform.
For financing, give the loan reviewer the actual insurance proposal. A screenshot of platform benefits does not answer questions about the policy's insured property, named insured, deductible or effective date. If you are unsure how the coverages interact, let the insurance professional explain the gaps before you rely on either one.
What are the wind insurance requirements?
Check whether wind is included in the proposed property policy or handled separately. Then confirm that the combined coverage and deductible terms satisfy the actual financing checklist.
Send the full proposal for review rather than assuming a lower premium settles that question.
A wind mitigation inspection can document building features relevant to insurance discounts. Citizens explains that purpose separately from its eligibility inspections in guidance checked October 16, 2026. Do not treat a potential discount as confirmed until it appears in the agent's proposal.
Keep the wind question separate from flood. They address different causes of loss, and one policy label should not stand in for a review of both.
When is flood insurance needed?
Check the property's flood determination and the proposed loan's requirements. A location outside a mapped high risk area does not by itself prove that flood coverage is unnecessary for your financing or risk budget.
FEMA's public guidance, checked October 16, 2026, describes a flood insurance requirement for a government backed mortgage in a Special Flood Hazard Area. It also notes that some lenders require coverage outside high risk areas. That guidance should not be turned into a claim that every private DSCR loan follows the same requirement.
Most homeowners insurance does not cover flood damage, according to the same FEMA guidance. Ask the agent for the relevant flood option and its terms. Add its premium to the property budget once, whether it is collected through escrow or paid separately.
How do hurricane deductibles affect risk?
Turn the deductible into dollars before deciding whether the premium is affordable. A percentage deductible is tied to the applicable insured limit, not automatically to the size of the damage claim.
Florida Department of Financial Services explains hurricane deductibles in guidance checked October 16, 2026. Ask the agent to identify the applicable dollar amount, trigger and policy form. Do not assume every rental policy applies the same terms.
Put that possible cash need beside the money left after closing. Required loan reserves and the money you would want after a storm answer different questions. A deductible you cannot comfortably fund deserves attention even when the loan budget clears its entered coverage target.
Can you use Citizens on a rental?
Have an insurance agent review eligibility for the actual rental use and policy form. Then confirm the proposed coverage with the financing reviewer before counting it as the solution.
Citizens publishes separate property eligibility and inspection information.
Keep alternate coverage options and any inspection conditions visible until the policy path is confirmed. For condition problems that affect the quote, see Roofs, Four Point Inspections, Hurricane Damage and Open Claims: What Can Stop a Florida Rental Closing.
