Start with the homestead exemption
New to Florida homeownership? See the full Florida homestead exemption guide, including Amendment 3 on the November 2026 ballot.
Every Florida homeowner who lives in the home as their permanent residence can claim the homestead exemption. It reduces the taxable value of the home by up to $50,000, with the second $25,000 applying to taxes other than school taxes. It also caps how much your assessed value can rise each year. Veterans' exemptions stack on top of it, so apply for both together.

Florida property tax benefits for veterans, from basic to full exemption.
$5,000 exemption for a 10% or higher rating
Honorably discharged veterans with a service connected disability of 10% or more can take an additional $5,000 off their assessed value. The dollar savings is modest, but it's easy to claim and carries over to an unremarried surviving spouse. (Florida Statute 196.24)
Discount for veterans 65 and older with a combat related disability
Veterans 65 or older who were honorably discharged and have a combat related disability can receive a discount on their property taxes equal to their disability percentage. A 60% rating means a 60% discount on ad valorem taxes. This one is often overlooked, and it can be substantial. (Florida Statute 196.082)
Full exemption for total and permanent disability
Veterans with a service connected disability rated total and permanent by VA can be exempt from all ad valorem taxes on their homestead. This exemption can carry over to an unremarried surviving spouse. Veterans who use a wheelchair for mobility due to a service connected disability may also qualify for a full exemption. (Florida Statutes 196.081 and 196.091)
The fine print that matters
100% isn't the same as total and permanent. A 100% rating doesn't automatically carry the total and permanent designation. The full exemption requires VA to have rated your disability as permanent. Check your benefit summary letter before you count on it.** Ad valorem only.** The full exemption covers property taxes based on your home's value. It doesn't cover non ad valorem assessments: flat charges for trash, stormwater, street lighting and, in many newer Central Florida communities, CDD fees. Those stay on your tax bill. HOA dues and insurance aren't affected either.** Timing.** You generally need to own and live in the home on January 1 and apply with your county property appraiser by March 1. If you buy during the year and already qualify for the total and permanent exemption, Florida law allows the exemption to be prorated for the rest of that year.
Active duty and deployed service members
Florida also offers property tax relief for service members deployed outside the U.S. in support of designated operations, based on the number of days deployed. If you've deployed recently, ask your county property appraiser.
How this affects your mortgage
Property taxes are part of your monthly payment. When they drop, your payment drops, and you can qualify for more home. If you have a rating, tell me up front so I can estimate your taxes correctly. And if you're buying in a community with a CDD, I'll make sure those assessments are in the numbers.
A full exemption, with a CDD bill
Teresa has a total and permanent service connected rating and bought a newer home in a master planned community east of Orlando. Her ad valorem property taxes went to zero after her exemption was approved.
But her tax bill didn't disappear. The community has a CDD, and those assessments, plus trash and stormwater charges, still appear every year. Because she planned for them up front, her payment matched her budget from day one.
