Central Florida markets

Know the area before you finance it.

Central Florida isn't one market. Vacation rental corridors, growing suburbs and new master planned communities each come with their own buyers, rules and financing questions.

Local context changes the decision.

Why local knowledge matters

Property taxes, insurance costs, HOA rules and short term rental zoning all change from one community to the next. Those details affect your monthly payment, your rental income and even which loans are available. A lender who knows the area can flag them before they become problems.

Loan limits and condos

Most Central Florida counties share the same 2026 FHA limits. See FHA limits by county. Buying a condo? Florida's newer condo laws matter. See FHA condos in Florida.

USDA eligible areas

Parts of the counties around Orlando are USDA eligible, which can mean buying with no down payment. Eligibility goes by address, so check each home. See USDA eligible areas.

Insurance is part of the math

Florida insurance costs vary widely by location, age of the roof and type of home. Get insurance quotes early, especially on older homes, because the premium can change both your payment and how a rental property qualifies.

Florida Short Term Rental Rules

Whether a short term rental is allowed depends on the exact address, not the zip code or what the neighbors do. These guides show how to check, with Orlando area examples.
