About this site

Editorial standards.

How the guides are written, sourced and kept current.

Why this site exists

Most mortgage websites sell. This one teaches. The goal is to help you understand the loan before you talk to anyone, so you can ask better questions and make a calmer decision.

How guides are written

Each guide covers one real question in plain language, with examples and a clear next step. Guides explain how programs work under the published rules of HUD, the U.S. Department of Veterans Affairs, USDA, Fannie Mae, Freddie Mac, the Consumer Financial Protection Bureau and Florida law.

Sources we rely on

  • HUD handbooks and FHA mortgagee letters
  • VA pamphlets and lender circulars
  • USDA Rural Development guidance and the Single Family Housing Guaranteed Loan program rules
  • Fannie Mae Selling Guide and Freddie Mac Seller/Servicer Guide
  • Consumer Financial Protection Bureau resources
  • Florida Statutes and county property appraiser guidance

Keeping pages current

Loan limits, fees, income limits and program terms change, often each year. Pages that rely on them show the year they apply to and the month of the last update. We review those pages at least once a year and when rules change.

Examples

Scenarios on this site are illustrations. They are not real clients, and any numbers are examples only.
