Start with the question you need to answer. A DSCR calculator compares rental income with a housing payment, while a cash flow calculator looks at the money left after the bills. Use both before deciding what you can borrow and what you should buy.
Which calculator fits my question?
Choose the decision you are making, then enter the figures for that property. The tool selector points you toward a focused calculator instead of asking you to fill out every number at once.
For a quick loan screen, have the monthly rent, principal and interest payment, property taxes, insurance and HOA dues ready. For an investment review, also collect management costs, utilities, maintenance and money set aside for replacements. Use the same time period for income and expenses.
If a figure is still an estimate, keep track of where it came from. A seller projection, an insurance quote and an actual bill carry different amounts of certainty. Changing an input should change your decision only after you understand what that input represents.
Which calculators help me qualify?
DSCR Loan Calculator checks the relationship between the rent you enter and the housing costs you enter. DSCR Maximum Loan Amount Calculator works backward from a target ratio to estimate a loan size.
DSCR Down Payment Calculator and DSCR Reserve Requirement Calculator separate money spent at closing from money left afterward. Florida Rental Property Tax Estimate Tool helps you replace a rough tax assumption with a property specific estimate. These are planning tools.
Which help me decide whether the deal makes money?
Start with Short Term Rental Cash Flow Calculator for a vacation rental. Use Airbnb vs Long Term Rental Calculator when you are choosing between rental strategies.
Airbnb Break Even Calculator focuses on required booked nights. Airbnb Revenue Sensitivity and Stress Test Calculator shows how weaker revenue or higher costs change the result. Rental Portfolio Leverage and Cash Flow Stress Test extends that review across several properties.
Example: assumed monthly rent of $3,600 divided by an assumed $3,000 housing payment equals 1.20 in the quick screen. That leaves $600 before any costs omitted from that screen. If you also expect $800 of operating costs and replacement savings, the planning cash flow is negative $200. Those are made up inputs, not an approval result.
The quick screen formula is rent divided by the included housing costs. The cash flow formula is collected revenue minus all included outflows. The difference explains why a promising ratio can lead you to a second calculator.
Which help me plan an exit or a refinance?
Use DSCR Refinance Proceeds Calculator to estimate cash remaining after payoff and transaction costs. DSCR Prepayment Penalty Calculator adds the early payoff cost specified in your loan documents.
Interest Only DSCR Payment Reset Calculator examines a future payment change. Maximum Rental Purchase Price Calculator tests a purchase budget against the assumptions you choose. Before acting, check the actual note, payoff statement and proposed terms. A calculator cannot decide which contract terms apply.
This calculator gives an estimate only. It is not a loan offer or approval.
