Conventional loan limits

2026 conventional loan limits in Central Florida.

Loans up to the conforming limit follow Fannie Mae and Freddie Mac rules and get their pricing. Above it, you're in jumbo territory. Here's how the limits work and how to stay under them.

By Dane Foxworthy, NMLS #2577438

The 2026 limits

Property 2026 conforming limit
Single family $832,750
Duplex $1,066,250
Triplex $1,288,800
Fourplex $1,601,750

Central Florida counties use the national baseline. Confirm your county before you shop.

How the limits are set

The Federal Housing Finance Agency adjusts the conforming limit each year based on national home prices. New limits are usually announced in late November and take effect January 1. Higher cost areas get higher limits, but Central Florida sits at the baseline.

Why the limit matters

Conforming loans can be sold to Fannie Mae and Freddie Mac, which keeps their pricing competitive and their rules standardized. Jumbo loans are held by lenders or investors with their own rules, usually requiring stronger credit, bigger down payments and more cash reserves.

Staying under the limit

A slightly larger down payment can bring the loan amount under $832,750.** A second mortgage**, sometimes called a piggyback, can cover part of the price so the first mortgage stays conforming.** Negotiating the price** or a seller credit can help on homes just over the line. I'll compare these against a straight jumbo loan.

How conventional compares

FHA's 2026 limit here is $541,287 for a single family home, so conventional allows much larger loans. VA has no limit with full entitlement. USDA has no loan limit but caps household income. See FHA limits, VA limits and USDA income limits.

Multi unit limits for investors

The higher two to four unit limits are why conventional works so well for small multifamily. A fourplex up to $1,601,750 can stay conforming. See two to four units.

Above the limit

Traditional jumbo loans and non QM jumbo programs can work above the limit. Non QM jumbo can be more flexible on income documentation. See non QM options.

Example scenario

$20,000 over the line

The Alvarez family found a home in Dr. Phillips that would have needed a loan about $20,000 over the conforming limit. Instead of a jumbo loan, they put down a little more, and the seller credited part of their closing costs. Their loan stayed conforming at a better rate.
