FHA loan denied

FHA loan denied? Here's what to do next.

An FHA denial is often not the final word. Many are caused by a lender's own rules, a fixable credit issue or a file that was set up wrong. Here are the most common reasons and what helps.

By Dane Foxworthy, NMLS #2577438

First, get the reason in writing

Lenders are required to tell you why they denied your application. That reason tells us whether you need a different lender, a few changes, or more time. Read automated vs manual underwriting if you were told your file "referred."

The most common reasons

Credit score below the lender's minimum. (See credit minimums by loan.) FHA allows 580 for 3.5% down and 500 with 10% down, but many lenders require 620 or more. That's a lender overlay, and another lender may approve the same file.** Debt to income too high.** Paying down a revolving balance, documenting an income driven student loan payment, or adding a non occupant family co borrower can bring it in line.** Collections.** Non medical collections totaling $2,000 or more must be addressed, but not always paid off. Ask before paying anything.** Recent late payments.** A late rent or mortgage payment in the last year often forces a manual underwrite. A few months of clean history can change the result.** Delinquent federal debt.** Defaulted student loans or other federal debt can block FHA until you're current or on an approved plan.** Too soon after bankruptcy or foreclosure.** Generally two years after Chapter 7, three after foreclosure, with exceptions for documented extenuating circumstances.** Income or employment.** Short self employment history, a recent job change into a new field, or income that dropped. Some can be explained. Some just need time.** The property.** A condo that isn't approved, a manufactured home that doesn't meet foundation rules, or required repairs. See FHA condos and FHA appraisals.** Residency.** Since May 2025, FHA requires U.S. citizenship or lawful permanent residency.

A refer isn't a denial

If the automated system returned a refer, a human underwriter can still approve the loan under FHA manual underwriting. Many lenders simply don't offer it. A broker can find one that does.

What not to do after a denial

Don't apply everywhere at once without a plan. Don't pay off old collections before getting advice. And don't assume you need to wait a year. Often the fix takes days, not months.

Example scenario

Denied for a student loan calculation

Marisol was denied because her deferred student loans were counted at 0.5% of the balance, which pushed her debt ratio too high.

She enrolled in an income driven plan with a documented monthly payment that was far lower. With that payment used instead, her ratio fit, and a different lender approved her.

Frequently asked questions

Can I reapply for an FHA loan after being denied?

Yes. If the reason was a lender overlay, another lender may approve you right away.

Does an FHA denial hurt my credit?

The denial isn't reported. Only the credit inquiry appears.

What credit score do I need if I was denied at 600?

FHA allows 580 for 3.5% down. A lender without a higher minimum may approve you.

Can a family member help me qualify after a denial?

Yes. A family member can join as a non occupant co borrower.
