If funds or income come from outside the United States, add a documentation and transfer calendar before signing a short closing schedule. Buying property and qualifying for a particular mortgage are different decisions, and neither should rest on an assumption about citizenship alone.
Identify the actual municipality and building
Miami is often used as a broad market label. Confirm the parcel, municipality and tax district before applying City of Miami permitting or building information to the address. Miami Beach, another municipality and unincorporated county property can involve different local authorities.
Miami's official map resources provide property, zoning and flood information for city research. [1] Use the correct local authority for the specific address and the Miami Dade Property Appraiser for parcel and tax planning. [2]
For a condominium, establish the legal project and building, not merely the tower's marketing name. The lender needs the correct association and project records. Parking, storage and other rights should also match the documents rather than an informal explanation in the listing.
Choose a property category before comparing offers
Use current comparable sales relevant to ownership type, building, condition and location. A smaller condo may need less principal but carry substantial dues or assessments. A detached home may shift more maintenance and insurance directly to the owner.
| Property or buyer situation | ** Early evidence** | ** Possible financing consequence** |
|---|---|---|
| Established condominium | Budget, insurance, inspections and repairs | Project eligibility and assessment review |
| New condominium | Contract, completion and project package | Delivery, deposits and new project standards |
| Detached resale | Condition, permits, site and insurance | Property repairs and collateral review |
| Larger loan request | Income, assets, debts and reserves | Jumbo program requirements and pricing |
| Buyer with foreign funds or income | Source, translation and transfer documentation | Accepted assets and closing timetable |
| Seasonal or rental purchase | Real occupancy and lawful use | Different program and income treatment |
The condo mortgage guide covers the general building review. For Miami, begin that process while also establishing the buyer's actual documentation route.
Review recertification and reserves with the right authority
Miami Dade County publishes building recertification information and a search portal. Its guidance includes age and location distinctions. [3] Do not use one generic building age as a substitute for checking the actual property's status and jurisdiction.
The City of Miami provides its own building and recertification resources for city properties. [4] Ask the association and authority for the relevant reports, notices, repair status and any outstanding conditions.
Florida DBPR separately provides information about structural integrity reserve studies and milestone inspections. [5] Obtain the applicable records and the current funding plan. An inspection, reserve study, public recertification and lender project review have different purposes.
A building being occupied does not establish that all required work is finished or that the lender accepts the project. Ask what evidence is needed to resolve any open matter rather than relying on a verbal statement that an issue is administrative.
Assessments need a purpose and payment plan
Request adopted assessments, balances, due dates, work scope and completion evidence. Review the current operating budget and reserve funding rather than an outdated fee figure.
Have the lender evaluate the cause of an assessment. Under Fannie Mae's project guidance, unresolved critical repairs can make a project ineligible. [6] Paying an assessment balance does not automatically remedy the underlying physical issue.
Ask contract professionals who pays and how any installment or payoff is treated. A seller credit may be limited by the program and actual eligible costs. It should not be assumed to erase either the buyer's cash need or the project's eligibility problem.
For litigation or insurance claims, provide the actual information the lender requests. A project contact's summary is a starting point, not a substitute for required documents.
Foreign national financing is a program specific inquiry
Tell the lender your residency documentation, intended occupancy, income sources, credit history and location of funds. Non citizen status does not by itself identify the appropriate product. An eligible resident using a conventional program and a nonresident seeking a specialized foreign national loan may face different requirements.
Ask for the current product's accepted borrower profile, property types, down payment, reserves, credit evidence and income documentation. Do not rely on a universal foreign national down payment percentage or assume every lender offers the same route.
If ownership will involve an entity or trust, disclose it before application and obtain appropriate legal and tax guidance. The borrower, owner, guarantor and collateral structure must be accepted rather than changed at the closing table without review.
Have qualified counsel address any legal ownership restrictions or other issues relevant to the buyer and property. Loan eligibility is not a legal opinion, and a general financing article cannot establish that every international buyer may purchase every parcel.
The home buying page can organize the overall process. For this purchase, the documentation list should be tailored to the actual borrower before a deadline is set.
Document foreign assets before moving money
Ask the lender what source records, translations, currency conversion evidence and account history it requires. For Fannie Mae loans, foreign asset guidance includes documentation of sources, complete and accurate English translations and verification after conversion into dollars under its stated requirements. [7] A different product needs its own accepted process.
Coordinate transfers with the lender, financial institutions and settlement professional. Keep the trail from original ownership to the accepted closing funds. Do not assume that moving money through several accounts makes an unexplained deposit easier to document.
Allow for transfer fees, exchange rate movement, banking cutoffs and verification time. Funds shown in an overseas account are not necessarily available for a scheduled United States closing that afternoon.
Keep required reserves distinct from money being spent on the purchase. A statement showing enough total assets can still leave a shortage if the same dollars have been assigned to down payment, costs and post closing reserves.
Jumbo financing depends on the mortgage amount
Compare the proposed debt with the current county and program limit rather than classifying a purchase solely by price. A substantial down payment can change the category, while a condo project issue can remain regardless of loan size.
For a jumbo request, ask how income is accepted, what reserves must remain and how other properties or contingent obligations are treated. Do not assume assets used for income qualification can also be spent freely without affecting the approval.
Use comparable written offers with the same amount, term, points, lock and occupancy. A quoted rate without the corresponding costs and conditions is not enough to choose a loan.
If expected rent is part of the plan, verify legal use, association restrictions and the selected loan's income method. A residential unit is not automatically eligible for short rental stays, and a lender should be told the real use.
Insurance, flood and future taxes
Obtain property specific insurance information early. For a condominium, the lender needs acceptable master insurance, and the buyer should quote the appropriate unit policy. Clarify responsibility for interiors, deductibles, flood and possible loss assessments.
Use the lender's flood determination and the relevant official maps. [1] A high floor does not remove the need to evaluate the building and collateral's flood exposure or required coverage.
Miami Dade's tax estimator warns that a seller's capped assessment may be lower than the buyer's later position. [2] Estimate taxes for the actual ownership and intended use. Do not assume homestead applies to a seasonal, rental or nonqualifying ownership arrangement.
For new construction, investigate whether the current assessment reflects the completed property. Verify any district or other non ad valorem charge through actual records and avoid counting an amount twice when it is already in the tax estimate.
A currency and reserve example
Assume a hypothetical $1,200,000 condo purchase with a proposed 30% down payment. Down payment is $360,000 and the modeled loan is $840,000. These are invented figures, not an available foreign national product or local price benchmark.
Suppose accepted transaction costs total $35,000 and required eligible reserves are $60,000. The combined funding and retained reserve requirement is $455,000. The reserve remains after closing; it is not a closing fee.
If the buyer expects to receive $470,000 after conversion and transfer costs, the planning margin is $15,000. If actual net converted funds become $450,000, the plan is $5,000 short. The exchange result changed even though the contract price did not.
Now suppose an additional $24,000 assessment becomes the buyer's obligation under the accepted contract. That needs a new cash review and a separate investigation of its purpose. Neither the original reserve figure nor the down payment calculation silently absorbs it.
Before committing to the Miami property
Use the actual municipality's property and building resources, county parcel and tax information, the applicable recertification record and the association's current documents. [1][2][3][4]
Before removing financing protections:
Confirm the borrower and intended ownership route.
Start the specific building's project review.
Obtain inspection, reserve, repair and assessment records.
Verify master and individual insurance requirements.
Estimate the buyer's taxes and all recurring charges.
Document foreign income and funds under the selected program.
Preserve enough time and cash for transfers and required reserves.
Send Dane the project name, intended occupancy and location of funds with the listing. That gives the conversation a practical starting point and helps identify a documentation or building issue before it becomes a closing day problem.
