Buying a home in Orlando from Brazil

A family home base near the parks: how the loan works, how to move money from Brazil and what to plan for.

Short answer

Families in Brazil can buy and finance a home in Orlando without a US Social Security number. Lenders that make foreign national loans use your passport, bank statements and bank references. Plan ahead for moving money out of Brazil, which must go through an authorized bank or exchange firm.

A home base for the family

Many Brazilian families buy near Orlando for trips to the parks, shopping and time together. A home with a pool and enough bedrooms for everyone is common. Some families rent it out when they are not visiting. Rental rules depend on the address, so check Florida short term rental rules first.

Buying without a US Social Security number

A foreign national loan does not usually require a Social Security number or US credit. The lender looks at your passport, bank statements, reference letters from your bank and your down payment. If the home will be rented, a DSCR loan can qualify it on its rent.

Moving money out of Brazil

Foreign exchange transfers from Brazil must go through institutions authorized by the Banco Central do Brasil, and taxes such as IOF can apply. Rates and rules change, so ask your bank before you send funds, and keep every receipt. The lender will ask where large deposits came from. Source: Banco Central do Brasil, foreign exchange guide.

Your name or an LLC

Many foreign owners hold the home in a US LLC. Lenders that allow it still ask for a personal guarantee. See buying in an LLC.

Tax, in plain words

US tax basics from the IRS: rental income from US property owned by a nonresident is taxed at 30% of the gross rent by default, unless you elect to be taxed on net income and file a US return (Form 1040-NR). When a foreign owner sells, the buyer generally must withhold 15% of the sale price under FIRPTA. See the IRS pages on nonresident real property and FIRPTA withholding. A cross border tax adviser can tell you how this fits with your home country.
