Before relying on the line, coordinate the mortgage lender, investment lender and tax adviser. The useful question is how you will respond if the investment lender asks for money after the down payment has already gone into the house.
Understand which borrowing arrangement is proposed
A securities backed line generally uses eligible investments as collateral rather than a mortgage on the home. Review the specific agreement: permitted uses, eligible accounts, collateral requirements, rate, fees and repayment rights.
Do not assume every brokerage borrowing feature is the same product. A margin account, a nonpurpose bank line and other investment secured credit can have different restrictions. The securities lender must confirm that the proposed home purchase use is allowed.
The SEC and FINRA's investor alert describes securities backed lines as arrangements with maintenance call and liquidation risks. [1] An investment account statement showing a large market value does not establish how much a lender will advance or what assets it will continue to accept.
The equity down payment guide covers borrowing against a home. This article focuses on a portfolio secured source.
Compare the collateral, not just the rate
| Funding source | ** What supports repayment or collateral** | ** Main transition risk** |
|---|---|---|
| Securities backed line | Eligible pledged investments | Collateral call, forced sale or demand for repayment |
| Sale of investments | Cash raised by disposing of assets | Taxes, transaction choices and loss of future market exposure |
| HELOC | Home equity and the credit agreement | Housing debt, rate changes and access restrictions |
| Bridge loan | Approved property and loan structure | Sale timing, maturity and payoff requirements |
| Existing cash | Available liquid funds | Less cash remaining for emergencies or other commitments |
A HELOC or bridge can avoid a call tied directly to daily security prices, but it still creates debt and may put a home at risk. “Different collateral” is not the same as an affordable or universally safer loan. Compare the payment, maturity and available cash under each proposal.
Use bridge versus HELOC if those are realistic alternatives for the move.
Get the purchase lender's approval of the source
For a Fannie Mae mortgage, borrowing secured by an asset can be an acceptable source with documentation requirements. Its rules also address when a loan secured by financial assets may be excluded from long term debt treatment and how pledged assets used as reserves must be reduced. [2]
That is a program specific underwriting treatment, not a statement that the borrowing is economically free or that every lender excludes its payment. Ask the purchase underwriter to review the actual agreement and asset pledge.
Provide the line terms, ownership and account evidence, draw confirmation and bank trail into the closing funds. Explain any intermediary account. If the same portfolio is offered as mortgage reserves, have the underwriter calculate the eligible remaining amount instead of counting the entire statement value again.
Tell the lender about changes in the line, collateral or outstanding balance before closing. A preliminary source approval may need review if the final borrowing is different.
Calculate a collateral call using explicit assumptions
Assume a hypothetical portfolio of eligible securities worth $500,000 and a line lender allowing borrowing equal to 50% of eligible value. The borrower draws $200,000. Initial permitted borrowing is $250,000, leaving $50,000 of borrowing headroom.
| Portfolio change | ** Eligible value** | ** Borrowing capacity at assumed 50%** | ** Position against $200,000 debt** |
|---|---|---|---|
| No decline | $500,000 | $250,000 | $50,000 headroom |
| 20% decline | $400,000 | $200,000 | No remaining headroom |
| 30% decline | $350,000 | $175,000 | $25,000 shortfall |
At the 30% decline, repaying $25,000 would bring debt down to $175,000 under these assumptions. Alternatively, adding $50,000 of equally eligible collateral would increase value to $400,000 and support the $200,000 balance at 50%. These are different amounts; do not confuse a collateral deposit with a dollar for dollar principal payment.
This is not a guaranteed call threshold. The lender can apply different advance rates to different assets, exclude securities, change requirements or exercise rights in the agreement. Accrued interest and charges can also change the debt. Calls may occur without the precise market decline shown here.
The SEC alert notes that maintenance demands can require action quickly and that the lender can sell collateral if requirements are not met. [1] You cannot assume there will be time to refinance the new house to meet a call.
Keep a reserve outside the transaction and the pledge
Suppose a borrower separately has $200,000 in available cash, with $150,000 allocated to the home purchase and $15,000 to closing and moving expenses. That leaves $35,000 before any other obligations.
| Allocation after closing | ** Amount** |
|---|---|
| Remaining cash | $35,000 |
| Household emergency amount the borrower wants protected | $15,000 |
| Cash not earmarked for that emergency amount | $20,000 |
| Principal needed for the modeled collateral shortfall | $25,000 |
| Shortfall against the $20,000 flexible cash | $5,000 |
The borrower could consume part of emergency savings, but then less remains for the household. A separate reserve improves flexibility without guaranteeing every possible call can be met.
Do not treat cash already used at closing, a pledged portfolio balance or an unapproved future HELOC as money immediately available for a demand. Identify an actual source that can be accessed within the line's required response time.
Compare borrowing with selling investments
Ask the tax adviser to estimate the consequences of selling particular tax lots, including available losses and the timing of any tax payment. The tax cost depends on basis and the borrower's circumstances, not just the gross amount sold.
Then compare that estimate with interest, charges and downside exposure from borrowing. Avoid assuming that deferring a sale eliminates tax. A forced liquidation may still create a taxable event at a time and price you did not choose.
Selling some investments and borrowing less may deserve review alongside an all cash sale or an all borrowed down payment. The mortgage lender still needs to document each source and avoid double counting assets.
Do not base the decision on a prediction that investment returns will exceed the loan rate. Market returns and collateral value can change while the borrowing obligation remains.
Confirm these terms with the securities lender
Request written information about eligible securities and account types, advance rates, concentration limits, minimum balances, draw timing, interest calculation, rate changes, fees, collateral calls, demand rights and liquidation authority.
Ask how you will receive notices, how quickly you must respond, who can approve collateral substitutions and whether the lender can change eligible assets or advance percentages. Understand restrictions on trading, transfers and access to pledged accounts.
If the planned payoff comes from selling a house, stress that sale price and timing. If it comes from future compensation or a business distribution, verify the source and what happens if it is delayed. A short intended holding period does not limit the lender's rights during that period.
Source of funds checklist for the mortgage file
Assemble account ownership statements, the signed line agreement, collateral terms, evidence of the advance, receiving account statements and transfer records. Provide the requested reserve calculation and disclose any other debt secured by the same investments.
Coordinate dates so the funds are available and documented before the purchase deadline. Do not wait until final underwriting to reveal the portfolio pledge or use the same securities as though they were unrestricted assets.
If another property secures alternative down payment debt, the HELOC requirements guide provides the home equity comparison. The mortgage lender should evaluate one complete plan rather than several disconnected proposed sources.
Problems that deserve a smaller borrowing amount or another source
| Problem | ** Response to evaluate** |
|---|---|
| Portfolio is concentrated in one volatile holding | Reduce dependence on the line and obtain investment risk advice |
| Closing uses nearly all outside cash | Retain liquidity, lower the purchase commitment or use another structure |
| Repayment depends on a prompt sale at full price | Test a slower and lower priced sale |
| Lender's call process is unclear | Obtain the agreement and written explanation before drawing |
| Mortgage reserves include pledged assets at full value | Have underwriting recalculate usable reserves |
Questions about portfolio funded down payments
Does a mortgage debt ratio exclusion mean the line is low risk?
No. Underwriting treatment and the economic obligation answer different questions. You remain bound by the securities loan agreement and exposed to its collateral requirements.
Can the new home serve as my backup liquidity?
Only if an actual approved financing arrangement can supply money when needed. A potential refinance is too uncertain to treat as immediate cash for a short notice demand.
Is avoiding an investment sale always better for taxes?
That requires individual tax analysis. Interest expense, eventual sales and possible forced liquidation all affect the comparison. Do not assume borrowing produces a tax deduction or permanent tax savings.
Ask what happens after the money is in the house
The critical conversation comes before closing: where would a collateral call payment come from once the down payment is no longer liquid? I want a clear answer to that question before treating a portfolio line as the funding plan.
Bring the proposed line terms, collateral summary, cash left after closing and intended payoff source. With your mortgage and tax professionals involved, we can assess whether the source fits the purchase without mistaking available credit for durable liquidity.
