The principal balance shown online isn't necessarily the amount that satisfies your mortgage on a future date. A payoff statement adds the applicable interest and other amounts needed to bring the obligation to zero through the stated date.
Request the official dated statement before a sale, refinance or full repayment. Guessing from the last monthly statement can leave the loan short and delay the release.
Principal is only one component
Principal is the unpaid debt balance. The payoff can also include accrued interest, permitted fees, advances or other amounts due under the loan and applicable rules. A prepayment charge, if one lawfully applies under the note, requires separate attention. Don't assume one exists or doesn't exist without checking.
Read each line. A difference between balance and payoff isn't automatically an error, but every added amount should have an explanation.
If a loan has a modification, deferred balance or other assistance history, make sure all components are included. A noninterest bearing amount can still be due when the loan is paid off.
The date affects the amount
Hypothetical illustration: $300,000 outstanding at 6.00%, with a payoff using an actual 365 day daily interest convention. Daily interest would be about $49.32. Ten additional days would add about $493.20, assuming the balance and other amounts didn't change.
The loan's actual payoff convention controls. Some loans calculate differently, so don't apply that illustration to every mortgage. Use the servicer's stated daily amount and instructions.
A statement good through a specific date may require an update if funding is delayed. Ask whether the listed per diem can be added and through what date, or whether a replacement statement is required.
Request it early enough for the closing schedule
For covered consumer dwelling secured transactions, federal rules generally require an accurate payoff statement within a reasonable time and no more than seven business days after a written request. Specified circumstances, such as bankruptcy, foreclosure or certain unusual loans and disasters, can allow a reasonable period beyond that general limit.
Provide the account, borrower authorization if someone is acting for you, intended payoff date and the servicer's requested delivery information. A phone inquiry about the balance isn't necessarily the same as a complete written payoff request.
On a sale or refinance, the settlement agent often coordinates it. Confirm who owns that task rather than discovering that each party expected the other to order it.
Escrow is a separate reconciliation
A positive escrow balance is money held for specified bills. Don't automatically subtract it from the payoff unless the official statement authorizes that treatment. A bill may be paid from escrow before payoff, or the remaining funds may be refunded afterward.
For covered loans, Regulation X generally requires the servicer to return remaining escrow within 20 days after full payment, excluding Saturdays, Sundays and legal public holidays, subject to the permitted agreed transfer to a new escrow account in an eligible refinance.
The seller should budget using the actual payoff and expected separate refund, rather than treating an estimated future refund as cash available at settlement.
A normal payment near closing can cause confusion
Ask the servicer and settlement agent whether the scheduled payment should still be made if payoff is pending. Until the loan is actually satisfied or a documented arrangement says otherwise, an expected sale doesn't remove the payment obligation.
A payment made after the payoff statement was prepared can change the principal and interest reconciliation. It may result in an updated payoff or a later refund of an overpayment. Confirm the handling rather than trying to adjust the wire amount yourself.
Likewise, cancel automatic drafts only after coordinating the final payment and payoff timing. Avoid both an unnecessary duplicate draft and an accidental delinquency.
A HELOC may need to be closed as well as paid
A revolving line at zero balance isn't necessarily terminated, and its lien can remain. If the transaction requires the line to be closed and released, ask for the correct closure and payoff instructions.
Pending draws, checks or advances can change the amount. Tell the settlement agent about all secured accounts and stop new activity as directed. A first mortgage payoff alone doesn't resolve a separate second lien.
Verify the destination and the release
Authenticate payoff wiring instructions through a trusted process. A genuine looking payoff letter can be altered. Wire fraud prevention applies to payoff funds as well as purchase money.
After payoff, obtain confirmation that the account is satisfied and follow the expected lien release or satisfaction process. Timing and recording obligations depend on the loan and jurisdiction. If you're selling, the settlement professional should confirm the required title evidence.
Keep the payoff statement, transfer confirmation, final account statement, escrow refund information and release records. The work is finished when the money and lien are reconciled, not just when a bank wire leaves the account.
Common questions
Why is my payoff higher than my balance?
Mortgage interest is paid in arrears, so the payoff includes interest owed up to the payoff day.
How long is a payoff statement good for?
Until the good through date printed on it.
Will I get my escrow money back after payoff?
Yes. The servicer refunds any escrow balance after the loan is paid off, usually within a few weeks.
