Can a VA Loan Be Denied After Preapproval?

Short answer

Yes. A preapproval is not a final approval. VA underwriting still verifies income, credit, residual income and the property, and the VA appraisal has to meet VA's property requirements. A change in income, a new debt or an appraisal problem can lead to a denial.

VA guidance judges whether your income can support the payment using two tests: your debt to income ratio and your residual income, the money left after monthly obligations. The VA's underwriting standards are in 38 CFR 36.4340 and the VA Lenders Handbook.

A preapproval is based on what you have told the lender and what has been checked so far. Underwriting then verifies the documents, the loan is submitted with a VA appraisal, and the property must meet VA's requirements.

The common reasons for a denial after preapproval are the same ones behind any late stage loss: a job or pay change, a new debt, a credit problem that appears late, or a property or appraisal issue. Keep your finances stable and tell the lender about changes right away.

What to do

  1. Do not change jobs or open credit before closing.
  2. Answer underwriting conditions the same day.
  3. Ask your lender what residual income the file shows.
  4. If denied, ask for the specific reason before you reapply.
