DSCR Maximum Loan Amount Calculator

Estimate the loan size supported by rent, a target DSCR, housing costs and your chosen loan terms. Compare rent support with a separate leverage limit.

Short answer

This calculator works backward from the rent to estimate the loan amount your assumptions can support. It divides rent by your chosen target ratio, subtracts taxes, insurance and HOA dues, then converts the remaining payment into a loan balance. A separate leverage check can lower the result.

What you enter

Start with monthly rental income and a target DSCR. Enter the proposed interest rate, repayment term, annual property taxes, annual insurance and monthly association dues. Add a purchase price, estimated value and a maximum loan to value percentage if you want the separate leverage comparison.

The target ratio is an input you choose or obtain from a current program review. This calculator does not supply a sourced typical lender range. The accepted rent, target ratio and maximum leverage all need confirmation for your property and proposed transaction.

For a short term rental, keep the source of the income estimate beside the number. The tool simply shows what that income would support under the terms you choose.

Example

Assume monthly rent of $3,600 and a target ratio of 1.20. That permits $3,000 in total monthly housing costs under this model. With $700 of combined monthly taxes, insurance and HOA dues, $2,300 remains for principal and interest.

Using a hypothetical example rate of 6.00% as of October 16, 2026 and a fully amortizing 30 year term, that payment supports about $383,620 of principal. This is a math example, not an available rate or loan offer.

Now assume a $500,000 purchase price, the same estimated value and an entered leverage ceiling of 75%. The leverage calculation permits $375,000, which is lower than the rent supported balance. The combined estimate is therefore $375,000, leaving a $125,000 down payment before closing costs. The target and leverage percentage are made up assumptions, not lender rules.

What is the most the rent can support?

It is the loan balance that fits inside the principal and interest budget after the other included housing costs are paid. The tool reports that balance separately from the leverage limited amount so you can see which assumption is tighter.

If taxes, insurance and dues already consume the entire allowed housing budget, the entered rent supports no positive principal and interest payment at that target. The tool should show that clearly.

How does the interest rate change the maximum?

A higher rate reduces the principal supported by the same payment on a fully amortizing loan with the same term. A lower rate increases it.

Change the rate while holding the other inputs still. That isolates the effect instead of mixing a rate change with a different down payment or income assumption.

How does a higher required ratio change it?

A higher target leaves a smaller housing budget from the same rent. After fixed housing costs are subtracted, less remains for the loan payment.

The calculator does not decide whether that target applies. For the approval review, see DSCR Loan Requirements in Florida: Credit, Down Payment, Ratio, Reserves and Documents.

How much down payment does that imply?

Subtract the combined estimated loan from the purchase price. Closing costs, prepaid items and cash remaining after closing must be budgeted separately.

This calculator gives an estimate only. It is not a loan offer or approval.
