Estimate rental property taxes from the taxable value and millage for each taxing authority, then add non ad valorem assessments. This tool helps you test the annual bill and its monthly effect on a rental budget. It cannot predict the property appraiser's final assessment or the rates that will be adopted.
What you enter
Enter the parcel and tax year, then the estimated taxable value and millage for each applicable authority. Add non ad valorem assessments as separate dollar amounts. Use a county property appraiser estimate when available rather than assuming a fixed percentage of the purchase price is the taxable value.
The Florida Department of Revenue distinguishes assessed value from taxable value. Exemptions and assessment limits can change the calculation, so do not copy a seller's taxable value without checking how ownership and use will change. Those principles were checked October 16, 2026.
For a straightforward rental estimate, enter only exemptions the property appraiser confirms apply. A seller's homestead benefit should not be carried into your rental budget as if it automatically belongs to you. Ask the property appraiser about parcel specific treatment and use a CPA or attorney for tax or legal advice beyond that estimate.
Example
Assume every included authority uses the same $400,000 taxable value and their combined hypothetical rate is 15 mills. Ad valorem taxes are $6,000: divide the taxable value by 1,000 and multiply by 15.
Add an assumed $1,200 of non ad valorem assessments. The annual total becomes $7,200, or $600 a month. These are made up inputs, not current millage or assessments for any Florida parcel.
If an earlier budget used $400 a month for taxes, this estimate adds $200 to monthly housing costs. Keep rent unchanged and the rent based DSCR screen will fall because its included payment is larger.
What will my property tax bill be after purchase?
The tool gives an estimate using your entered tax bases, rates and assessments. The property appraiser determines values and exemptions, while the relevant authorities determine their levies.
Use the county estimator as a cross check. Orange County Property Appraiser provides an address and parcel search for that purpose. Record the estimate date so an older scenario does not look current.
Why is the seller's bill misleading?
The seller's bill can reflect assessment protections and exemptions that do not continue in the same way after a sale. Florida Department of Revenue warns buyers about this difference in its homebuyer property tax guidance, checked October 16, 2026.
It can also describe a different assessment year from the one you are budgeting. Use Florida Property Taxes, CDD Fees and Special Assessments on a Rental: What to Underwrite for the wider review.
How do CDD and special assessments add up?
Enter each applicable assessment once as a dollar amount when it is billed outside the value based tax calculation. Confirm whether a district charge appears on the tax bill, is billed separately or is already included in another cost estimate.
Do not add the same charge again simply because the listing and the bill use different labels.
How does the tax change my DSCR?
Divide the annual estimate by 12 and replace the old monthly tax input in the ratio screen. Leave the other inputs unchanged to isolate the effect.
This calculator gives an estimate only. It is not a loan offer or approval.
