VA renovation options

VA renovation loans: honest options for buying a fixer upper.

VA renovation loans exist, but very few lenders offer them. Here's what's actually available to veterans who want to buy a home that needs work, and the alternatives that often work better.

VA renovation loans

A VA renovation loan lets you buy a home and finance repairs in one loan, based on the value after the work is done. In practice, availability is limited. Few lenders offer it, repair budgets are often capped, and the process requires approved contractors, detailed bids and inspections during the work. If you find a lender that offers it, it can be a great option.

Energy Efficient Mortgages

VA's Energy Efficient Mortgage lets you add qualifying improvements like insulation, windows, HVAC or solar to your loan. It's smaller in scope than a renovation loan, but it's more widely available and useful for improving older Florida homes.

Buy now, renovate with a cash out refinance

Buy a home that's livable and passes the VA appraisal, then use a VA cash out refinance later to fund improvements once you've built equity. It's slower, but it uses tools every VA lender offers.

Use an FHA 203k

Veterans can use FHA too. An FHA 203k loan is far more widely available and handles projects from kitchens to structural repairs. You'll have a small down payment and FHA mortgage insurance, but for the right home it can be worth it.

The VA appraisal matters

A standard VA loan requires the home to meet minimum property requirements at closing. Homes with major problems may need repairs before closing, which the seller often handles. Small items can sometimes be fixed after closing with an escrow holdback. See Florida VA appraisal problems.

What I've learned from my own renovations

Budget for surprises, choose a contractor comfortable with inspections and draw schedules, and expect it to take longer than planned. The equity you create can be real, but the plan has to be realistic.

Example scenario

A 203k instead of a VA renovation loan

Derek, a Navy veteran, found a dated home in a great neighborhood that needed a new roof and kitchen. He couldn't find a lender offering a VA renovation loan for his project.

He used an FHA 203k instead, financed the purchase and repairs together with a small down payment, and plans to refinance into VA later to drop the mortgage insurance.
