An operating Airbnb gives the buyer something a new listing cannot: a record of what guests actually paid. That record still has to be connected to the correct property, reconciled and accepted under the selected loan program.
I would collect the lending evidence while reviewing the seller's financial claims. They share documents, but they answer different questions. A lender can accept an income calculation while the purchase price remains too high for the return you want.
Ask for the unit, the period and the money trail
A useful package identifies the property address or unit, listing identifiers, reporting dates, gross revenue categories, refunds, fees and payouts. When management handles the property, connect the manager's statement to the listing and the owner's receipts.
A screenshot displaying annual revenue may omit the property identifier or combine multiple listings. A bank deposit may combine stays from several homes. Either can be genuine and still fail to establish the subject property's eligible income.
I would begin with a property specific ledger for a complete reporting period, supported by the underlying platform or management records. The lender then determines which records satisfy its rule. A real document that answers the wrong question is still an incomplete file.
A published history path shows why those details matter
Deephaven's STR explanation describes a path using 12 months of receipts identifying the property and rents, with management or vendor fees reflected in the income treatment, together with ownership and listing evidence. That is one lender's described method, subject to its current underwriting requirements.
It should not be generalized to every lender or every seller history. Establish whether the program permits the seller's operating record for a buyer's purchase, requires the borrower's own receipts, permits another purchase estimate, or imposes additional conditions.
That is the underwriting decision I would want resolved early. The existence of twelve statements does not establish that all twelve belong to the borrower or fit the selected path.
Reconcile revenue before calculating a monthly average
Take a hypothetical completed year with $110,000 in gross lodging charges before cancellations, plus $8,000 of cleaning charges and $7,000 of taxes collected. Suppose refunds reduce lodging revenue by $6,000. The seller's broad receipts presentation might show $125,000 before the refund, but retained lodging revenue is $104,000.
Now suppose documented platform and management deductions attributable to the relevant revenue total $24,000. If the selected lender's verified method uses lodging revenue after those deductions and excludes the offsetting cleaning and tax collections, the illustrative eligible amount is $80,000 annually, or about $6,667 monthly.
Against an assumed $4,800 qualifying payment, the resulting ratio is approximately 1.39. Using $125,000 divided by 12 instead would show about 2.17. The difference is classification and the selected method, not more bookings.
This is an assumed calculation, not a universal lender deduction formula. Some methods begin with another eligible figure or apply additional adjustments. Do not deduct the same management charge twice when a statement already reports it net.
Keep a second operating worksheet for actual profit, including cleaning costs, utilities, repairs and capital needs. The mortgage income calculation is not your complete income statement.
Booking date, stay date and payout date can disagree
A December stay can be booked months earlier and paid out on a different date. A calendar of future reservations describes commitments, not completed annual receipts. A cash deposit report and a stay based operating report may therefore differ without either being fraudulent.
Reconcile the cutoff rather than choosing whichever report looks stronger. Identify refunds after year end, owner stays, cancelled reservations and amounts still held by a manager. Preserve a note explaining any timing difference.
A partial year also needs its actual dates. Multiplying one holiday month by twelve is a forecast. It is not a twelve month operating history, and it can be especially misleading in a seasonal market.
The buyer may not inherit the same business
The seller's manager, pricing system, photographs, reviews and booking arrangements may change after closing. An operating history can document the past while overstating what a new owner can reproduce.
I would model the proposed management fee and operating setup alongside the seller's records. If the seller self managed but you need paid management, make that substitution visible. If bookings cannot be transferred as assumed, adjust the launch plan and cash cushion.
Those business changes can also matter to underwriting. Give the lender the actual intended setup, not just the seller's strongest historical report. Platform transfer rights and contract assignments need their own review; they are not established by the mortgage approval.
Build one accepted evidence package
The useful package has the identifiable property, the complete period, source records, a reconciliation from gross activity to the proposed income, and the reason that method fits the selected investor. Include supporting agreements and any required listing or ownership evidence.
If a condition remains open, name it precisely. Missing property identification needs different evidence from a disagreement about deductions or an ineligible history source. Sending the same screenshot again rarely answers a different underwriting question.
Before depending on this purchase amount, I want the income method accepted and the buyer's operating plan funded. The seller's history is valuable evidence. It earns its place in the financing only after the loan file can explain whose revenue it is, what period it covers and how the qualifying amount was calculated.
