DSCR and Vacation Rental Financing

DSCR Loan Denied Before Closing

Identify why a DSCR file stopped, what changed and which contract deadlines remain before choosing a possible fix.

Short answer

If a DSCR loan stops before closing, get the current status and specific unresolved issue in writing first. Compare the latest property, income, payment and borrower facts with the facts used for the earlier decision. Then review possible remedies against the contract and lock deadlines rather than assuming a new application will solve the problem.

Can a DSCR loan be approved then denied?

Ask what the earlier approval covered and what changed afterward. A conditional decision, an accepted application and a funding decision should not be treated as the same stage without clarification from the actual program.

Request the current explanation and any formal notice that applies to your transaction. This page does not determine your legal rights or replace that notice. If the reason is unclear or you believe the decision is improper, ask the decision maker to clarify and consult an attorney where needed.

Build a short change record. Include the original loan request, accepted assumptions, conditions and new fact or requirement at issue. That is more useful for evaluating another option than forwarding a folder with no explanation of where the file stopped.

For a broader review before applying again, see DSCR Loan Denied: Find the Problem Before Reapplying. Here, the priority is a live transaction with deadlines already running.

What happens when underwriting suspends it?

Ask what suspended means in this program and exactly what would allow review to resume. Do not assume the label means either a final denial or an easy document correction.

Separate missing evidence from an eligibility problem. An unreadable account record may need a complete replacement, while an ineligible use needs a different answer. Sending more copies of the same document will not resolve a question that document does not address.

For each open item, record the requested evidence, who can provide it and whether the reviewer has confirmed that it answers the question. Keep the list specific enough to act on. A newly uploaded document is not necessarily an accepted condition.

Tell your agent and attorney that the financing status has changed while there is time to review the contract. Ask the financing team which dates remain realistic.

What if the appraisal expires?

Confirm the report's date, the applicable program's validity rule and the remedy it accepts.

Ask whether the issue is simply age or whether property condition, market facts or the assignment also changed. Do not order an update or new report privately without confirming the required process. Paying for the wrong assignment can leave the original problem unresolved.

Put the cost and availability of the accepted remedy into the remaining schedule. If another program is being considered, ask whether it can use the report. A report that exists is not automatically usable for every proposed loan.

For valuation review, see Short Term Rental Appraisals: Form 1007, Comparable Rentals, Furniture and Reconsideration. Keep the current question focused on what the program will accept now.

What if taxes or insurance change?

Recalculate using current supported payment components. Keep the old and new figures visible so you can see whether the change affects the requested loan or only the investment budget.

The CFPB's payment guidance, checked October 16, 2026, distinguishes principal and interest from the fuller housing payment. Ask the program which expenses belong in its actual ratio definition, including its treatment of community charges.

Example

Assume hypothetical accepted monthly rent of $3,000 and an entered monthly housing payment of $2,400. Rent divided by that payment is 1.25. If the payment rises to $2,600, the same calculation becomes about 1.154.

Case Monthly rent Housing payment Ratio
Original $3,000 $2,400 1.25
After the payment rises $3,000 $2,600 About 1.15

Made up figures as of October 16, 2026. Not a rate, a lender rule or an approval.

The calculation shows the effect of the change, not a universal qualifying threshold. All figures are made up as of October 16, 2026. The proposed program still needs to confirm its actual income, payment and eligibility method.

Check the supporting tax and insurance information rather than replacing a new quote with an earlier estimate to improve the result. If an error is found, correct it with evidence. If the higher cost is real, use it in both the loan review and your operating budget.

What if the HOA changes rental rules?

Get the current governing documents and have the relevant restriction reviewed before continuing with the same rental plan. An old listing or the seller's prior operation does not settle whether the planned use is permitted now.

Ask an attorney to explain the effective date, applicability and contract options. Ask the association for the adopted records rather than relying on a summary passed through several people. The financing team needs the same current information.

If a different rental strategy is being considered, have its income evidence and financing treatment reviewed separately. Do not assume a long term lease produces the same accepted income or solves every property issue.

For the transition, see Changing Rental Strategy: Long Term, Airbnb and DSCR Refinancing. A changed business plan needs a fresh budget as well as a financing response.

What if a tenant moves out or rent drops?

Disclose the change promptly and ask which income evidence the program needs now. Former lease terms or earlier receipts should not remain in the file as if they describe the current operation.

Identify whether the property is vacant, a new lease is signed or a new rental strategy is proposed. Provide the relevant dates and documents.

Review carrying cash while the issue is resolved. The property can still incur payments and expenses without collections. A qualifying income scenario does not provide the cash needed during that gap.

If a revised loan amount is proposed, compare net proceeds with the purchase cash need or current payoff. A smaller loan may still leave a gap the borrower cannot fund. Identify that gap before calling the revised proposal a solution.

How do you rescue a file a week before closing?

Identify the controlling problem, then test a specific remedy and its timing. A week is a deadline scenario, not evidence that a rescue is available.

I look at the unresolved issue before choosing another program. The useful question is whether the proposed alternative accepts the actual property, borrower, income evidence and funds, and can complete the remaining work in time.

Ask what can be reused and what needs to be redone. Get revised costs, the loan amount and document requests before treating a switch as the solution. Keep the original file's status and any fee obligations clear.

Have your agent and attorney review deadlines, notices and possible contract changes. A promising financing conversation cannot replace an action the contract requires. No guarantee of approval, extension or deposit recovery follows from a rescue attempt.

Keep the explanation short enough that a new reviewer can identify the problem immediately. Include the supporting record, not just an opinion that the prior decision was wrong. If the proposed fix changes the purchase terms, involve the appropriate parties before relying on it.

What changed and what to do first

What changed First step
Underwriting suspended the file Ask what suspended means and what resumes review
Appraisal expired Confirm the report date, the program rule and the accepted remedy
Taxes or insurance changed Recalculate with current supported figures and keep old and new visible
HOA changed rental rules Get the adopted documents and have an attorney review the effective date and options
Tenant moved out or rent dropped Disclose it promptly and ask which income evidence is needed now

Questions to ask

  • What did the earlier approval cover, and what changed afterward?
  • What does suspended mean in this program, and what would let review resume?
  • Is the issue missing evidence or an eligibility problem?
  • Is the appraisal only too old, or did condition or market facts change too?
  • Which expenses belong in your ratio definition, including community charges?
  • Which income evidence do you need now?

Frequently asked questions

Can a DSCR loan be approved and then denied?

Ask what the earlier approval covered and what changed afterward. A conditional decision, an accepted application and a funding decision are not the same stage. Request the current explanation and any formal notice that applies.

What does it mean if underwriting suspends the loan?

Ask what the label means in that program and what would let review resume. It is not automatically a final denial or an easy document fix. Separate missing evidence from an eligibility problem.

What if the appraisal expires?

Confirm the report date, the program's validity rule and the remedy it accepts. Do not order an update or a new report privately without confirming the process.

What if a tenant moves out or rent drops?

Disclose the change promptly and ask which income evidence the program needs now. Old lease terms should not stay in the file as if they describe the current operation.
