DSCR and Vacation Rental Financing

Short Term Rental Appraisals

Separate property value from vacation rental income. Review Form 1007, comparable evidence, furniture and factual appraisal corrections.

Short answer

Separate the real estate value opinion from the rental income analysis. A property can have promising bookings and still receive a different market rent or value conclusion from the one used in your purchase budget. Read the assignment and supporting evidence before deciding what needs to be corrected.

How do appraisers value a short term rental?

The appraiser evaluates the property under the scope of the assignment, including the relevant real estate evidence. Confirm whether a separate rental analysis is included and what type of income it is meant to estimate.

CFPB describes residential valuations as using property characteristics and comparable market information. OCC describes sales comparison and income based approaches in its commercial real estate guidance.

Start with the actual property description and intended use. A condo, detached house and property with a hotel style operating arrangement can need different analysis. Give the reviewer the management contract, layout and relevant permission documents where they affect the assignment.

For ordering, report validity and review logistics, see DSCR Appraisal Requirements: Do You Need One, AVMs, Expired Appraisals and Second Appraisals. This page focuses on the evidence behind value and rent, rather than assuming the appraisal is only one number.

Does Airbnb revenue raise the appraised value?

High bookings do not create a dollar for dollar addition to the real estate value. The appraiser needs market support for the relevant conclusion, and the financing program needs its own accepted income method.

The revenue may reflect furniture, management, marketing, guest services or an operating history that is not identical to the real estate alone. Identify what the number includes before offering it as evidence of property value. A seller's gross receipts do not show every expense or determine what a buyer would pay for the underlying property.

Keep accepted financing income separate too. A program's willingness to consider particular rental evidence does not automatically change the appraiser's value opinion. See DSCR Income: AirDNA, Appraiser Rent or Bookings? for that distinction.

Example

Assume a hypothetical purchase price of $600,000 and an accepted real estate value of $550,000. At an assumed 75% leverage calculation based on the accepted value, principal would be $412,500. A budget using 75% of the purchase price would have expected $450,000, leaving a $37,500 difference.

Item Amount
Purchase price $600,000
Accepted real estate value $550,000
75% of the accepted value $412,500
75% of the purchase price $450,000
Difference $37,500

Made up figures as of October 16, 2026. Not a rate, a lender rule or an approval. The 75% basis is an assumption.

These are made up values and an assumed calculation basis, not a lender policy. A strong booking projection does not by itself close that modeled gap. The rent, value and actual program limits need separate review.

Income approach or sales comparison?

Find out which approach the assignment uses and how the appraiser supports the conclusion. Do not assume every short term rental is valued as a hotel business or that every residential report relies on a capitalization rate.

OCC's commercial guidance describes the income approach in terms of expected NOI and market value relationships, and sales comparison using comparable sales. That source was checked October 16, 2026. It explains the concepts without determining the appropriate private residential assignment.

For a residential purchase, ask how the selected comparable properties reflect the subject's location, condition, layout and material features. Where an income analysis is provided, check what income and expenses it includes. A gross projection and NOI are different starting points.

Form 1007 is a comparable rent schedule. Its official instructions describe estimating market rent for a conventional single family investment property, checked October 16, 2026. It is not itself a guarantee of vacation booking income or a complete valuation of an operating business.

Can furniture or business revenue be added to value or price?

The sale contract can include items that need to be distinguished from the real estate being financed. Identify furniture, equipment or business related items and have the financing and settlement teams review their treatment.

Do not assume every dollar attributed to furnishings increases the appraised real estate value by the same amount. Likewise, a revenue figure is a flow over time, not automatically an additional asset value to add to the house price.

Ask for the actual inventory, contract allocation and the proposed program's treatment. Have an attorney review contractual ownership or transfer questions and a CPA advise on the tax allocation.

For rental comparisons, also check whether utilities and furnishings are included in the reported rent. Form 1007 explicitly provides space to account for those items. Comparing a furnished, utility inclusive amount with a different rental basis can overstate the difference unless the analysis explains it.

What if the appraiser finds no short term rental comparables?

Ask how the appraiser addressed the available evidence and what the program needs for the rental review. Do not create comparables from unsupported revenue claims just to fill a report.

Identify whether the difficulty is finding comparable real estate sales or comparable rental evidence. Those are different problems. The same property may be useful for one question and weak for another because its operation, condition or contract terms differ.

If a projection report or manager analysis is available, provide it through the proper review channel and ask whether it is relevant to the assignment. The proposed program must confirm whether such evidence can support qualification.

A limited comparable set should lead to an explanation of uncertainty and method. It should not be hidden by presenting an exact projected income as if it were already collected rent. Keep your own investment forecast clearly separate from the appraisal and accepted financing number.

Can listings serve as rental comparables?

An asking amount can provide information, but it is not proof that the property achieved that rent. Ask the appraiser or reviewer how the evidence is used and what supports the final rental conclusion.

Check whether the listing shows a quoted nightly price, a monthly offer or actual completed rental terms. Stay length, included services, furnishings and unavailable dates can affect the comparison. A screenshot without its period and terms is weak evidence of achieved income.

Form 1007 calls for lease and monthly rental information, data sources and adjustments for material differences. That format illustrates why the terms behind the figure matter.

See Analyzing an Airbnb's Revenue Before You Buy: ADR, RevPAR, Occupancy and Minimum Stays for the difference between price, ADR and available nights. Bring the relevant evidence into the appraisal review rather than asking the reviewer to infer it from a booking calendar.

How do you review the appraisal and ask for reconsideration?

Identify the exact fact or analysis you want reviewed and provide supporting evidence. Use the lender's submission process and keep the value issue separate from the rental income issue.

Check the property description first: room count, area classification, condition, features and relevant transaction facts. Then review whether the comparable evidence and adjustments reflect the property accurately. If a record contradicts the report, state the discrepancy and supply the record.

For a rental concern, explain the income definition and terms behind any alternate evidence. Do not demand that the report use the highest revenue projection. A supported correction request asks the independent reviewer to examine facts rather than reach a predetermined result.

Low DSCR Appraisal: Property Value vs. Rental Income covers the financing choices after a shortfall. Send me the complete appraisal and the evidence you think was missed. I will identify which issues deserve a documented review.

What each piece of evidence shows

Evidence What it shows
A listing screenshot An asking price, not achieved rent, unless it shows period and terms
Form 1007 A comparable rent schedule with lease information, data sources and adjustments
A booking calendar Availability and bookings, not a value conclusion
A manager projection A forecast. Ask whether the program can use it

Questions to ask

  • Does the assignment include a separate rental analysis, and what income does it estimate?
  • Which approach did the appraiser use, and how are the comparables supported?
  • Are furniture, equipment or business items in the contract price, and how are they treated?
  • If there were no short term comparables, what does the program need for the rental review?
  • What rental evidence besides the appraisal do you accept?
  • How do I submit a documented correction request?

Frequently asked questions

How do appraisers value a short term rental?

Under the scope of the assignment, using the relevant real estate evidence. Confirm whether a separate rental analysis is included and what income it estimates. The CFPB and the OCC (both checked October 16, 2026) describe valuation methods, but neither sets one method for every private residential DSCR program.

Does Airbnb revenue raise the appraised value?

High bookings do not add dollar for dollar to the real estate value. The revenue may reflect furniture, management and operating history, not the real estate alone.

Can furniture be added to the price or value?

Furniture and equipment need to be separated from the real estate being financed. Ask for the inventory, the contract allocation and the program's treatment, and have an attorney and a CPA review ownership and tax questions.

Can listings serve as rental comparables?

An asking amount is not proof the property achieved that rent. Check whether it shows a nightly price, a monthly offer or completed terms, and the period, stay length, furnishings and unavailable dates.
