Ask the proposed DSCR program about its property count and total exposure policies before relying on room for another purchase. The sources here do not establish a universal private DSCR loan limit or an unlimited loan allowance. Your next purchase also needs enough cash and a workable portfolio budget after closing.
How many DSCR loans can one investor have?
Present what you already own and owe, then ask how the actual program evaluates the next request. Count alone may not describe the proposed exposure, so provide balances, property types, ownership and guarantees for review.
Use a current property schedule rather than a remembered total. Include each address, unit count, owner, debt, payment, rental use and available income records. Mark pending purchases and refinances so the reviewer does not evaluate one application without the others.
The sources do not verify a typical private maximum property count, loan count or total loan exposure range. Get a current answer tied to the particular program. Approval of the last purchase does not by itself establish capacity for the next one.
Keep your own cash commitments visible alongside the schedule. A portfolio can look strong on value and still have little cash available for a repair, vacancy or another closing. The next financing decision should use both debt and liquidity information.
How does the 10 property limit work and when do you move to DSCR?
Fannie Mae's guidance for second home and investment transactions through Desktop Underwriter lists a maximum of 10 financed properties, checked October 16, 2026. That agency rule is not a universal limit on owning rentals and is not a private DSCR limit.
Under that guidance, the count includes personally obligated financed residential properties with one through four units, including a financed primary residence. A multiunit property counts as a property rather than as separate rental doors. The calculation also addresses combined borrowers, so use the actual schedule rather than simply adding account statements.
Do not move to DSCR solely because someone mentions the number 10. Have the conventional count and other eligibility reviewed first, then compare the actual alternatives. The Fannie Mae section has additional details and exceptions that should be checked for the transaction.
Agency financing and a private property income program can evaluate different facts. Compare documentation, cash, payment and exit terms for the property you want next. A difference in counting does not make every other requirement disappear.
For the conventional path, see Conventional Investment Property Loans in Florida: Down Payment, Rental Income and Reserves. The question here is where that path fits in the sequence of portfolio purchases.
How do DSCR loans work with 5, 10 or 20 properties?
Use those portfolio sizes as planning scenarios rather than automatic eligibility categories. Ask the actual program how it treats the holdings, balances, common ownership and proposed new debt.
At any size, identify which properties contribute cash and which need cash. A total gross rent number can hide a vacant house, deferred work or a loan nearing maturity. Keep those facts visible before committing money to another acquisition.
Separate existing approved debt from proposed financing. A future refinance should not be treated as cash already available. If the next purchase relies on it, check its accepted value, income and usable proceeds before committing to both transactions.
Review simultaneous activity with the team. If several properties are being purchased, refinanced or transferred, ask how the applications interact. A plan evaluated one property at a time can miss money committed elsewhere.
No typical private policy for portfolios of 5, 10 or 20 properties is verified here. The useful output is a program response to the actual schedule, not a promised milestone based only on the size of the portfolio.
Should every rental have its own LLC and loan?
Separate the legal ownership decision from the collateral and financing decision. An attorney and CPA should advise on entity structure, while the financing review compares the actual loan options and obligations.
One entity per property does not automatically establish separate debt exposure, and a common owner does not by itself establish one combined loan. Read the proposed collateral and guarantee documents rather than inferring them from names on a spreadsheet.
Use DSCR Loans for LLCs and Trusts: Ownership, Guarantees and Title for ownership roles. Use Blanket Loans vs Individual DSCR Loans for Multiple Rental Properties to compare how the debt connects to the properties.
Keep administrative costs and operating records in the decision. Ask your professionals what each structure requires and how it serves the actual plan. Do not create extra entities solely because an online portfolio formula says every investor should.
How do you buy the next rental when your cash is tied up?
First calculate the cash actually available after existing obligations and upcoming work. Then evaluate a specific source of additional funds rather than treating estimated equity as spendable money.
Example
Assume a hypothetical portfolio has $150,000 of cash. Planned repairs use $25,000 and an investor chosen operating buffer is $45,000, leaving $80,000 for a purchase. If that purchase needs $72,000 of total cash, only $8,000 remains unallocated.
A second purchase needing $60,000 would create a $52,000 gap unless a real additional source is available. All figures are made up as of October 16, 2026. The buffer is an investor assumption, not a lender reserve requirement.
If a refinance is proposed to fill the gap, review net proceeds after payoff and costs. If a HELOC or other debt is proposed, include its payment in the overall budget. For sources, see Where the Money Can Come From for a DSCR Loan: Gifts, HELOC, Business Funds, Retirement Assets and 1031 Funds.
Also ask what cash must remain under each actual loan proposal. Do not spend money counted toward another closing or reserve requirement without getting the revised plan reviewed.
What should you finance first?
Compare the timing, constraints and cash effect of each proposed transaction before choosing an order. Start with the transaction whose unresolved facts control the rest of the plan.
A refinance intended to fund a purchase needs its proceeds and schedule checked first. A purchase with a firm contract deadline needs that date weighed against the time still needed elsewhere. Keep the assumptions explicit so a delay in one transaction does not quietly break another.
Build a sequence showing cash before and after each closing. Include setup, repairs and funds that need to remain. Recheck the sequence whenever a value, payoff, payment or acquisition cost changes.
The portfolio goal is not simply another approval. It is a series of purchases the existing properties and available cash can support. A smaller next step may preserve flexibility if the larger step relies on several unconfirmed events.
Before treating an account as free cash, identify upcoming insurance renewals, tax payments and approved work across the portfolio. Record the actual payment dates. A monthly average can look comfortable while several annual bills come due before the next purchase produces rent, so test the cash calendar as well as the total.
My approach
I've used different loan types as my own portfolio grew. The goal isn't to stay in one program. It's to keep each property on the cheapest debt it qualifies for while leaving room to buy the next one.
Property 11
Victor owned 10 financed rentals, all conventional. His 11th couldn't be conventional, so he bought it with a DSCR loan in an LLC, qualifying on the property's rent. His older properties stayed on their cheaper conventional loans.
Frequently asked questions
What happens after 10 financed properties?
Conventional is maxed out. DSCR, portfolio and commercial loans take over.
Can I put a conventional rental in an LLC?
Conventional loans are made to individuals. Talk to an attorney before transferring title.
Do DSCR loans have a property limit?
Generally no conventional style cap, though lenders set exposure limits.
Is a fiveplex residential?
No. Five or more units is commercial.
