Running the Numbers on a Rental

Convert a Primary Residence to a Rental

Review your existing loan, intended occupancy, rental permissions and financing before converting a primary residence or second home into a rental.

Before converting your home to a rental, review the existing loan documents and the use you actually intend. A DSCR refinance needs a review of that intended investment use, the property and its accepted rental income. Changing the label on the application does not settle occupancy obligations, local rental permission or insurance.

Can you convert a primary residence into a DSCR rental?

Have the current loan and proposed rental plan reviewed before making the switch. Confirm the existing occupancy obligations and ask the proposed DSCR program to evaluate the actual change in use, rather than assuming a universal waiting period applies.

Start with the note, mortgage and any occupancy agreement. Tell the reviewer when you bought, how you have used the property and when you expect to move. An attorney can interpret obligations in the existing documents; the new financing review should use the same facts.

There is no verified typical private DSCR conversion waiting period or occupancy allowance in the sources here. Do not borrow a time limit from an unrelated loan or another investor's experience. Get the answer for your current contract and proposed program.

Keep the operating decision separate from the refinance decision. You need to know whether the rental plan is permitted and financially workable even if you keep the existing loan. For the broader move, see Turning Your Home Into a Rental: Keeping Your House and Buying Another. This page focuses on the financing and occupancy change.

How do you convert a second home into an investment property?

Describe the future use honestly, including any nights you intend to keep for yourself. Then review the existing second home financing, rental permissions and insurance before requesting investment financing.

Fannie Mae's second home guidance, checked October 16, 2026, includes personal occupancy and control requirements. Identified rental income does not automatically disqualify a property if it is not used to qualify and the other requirements are met. That agency guidance is not a private DSCR rule or permission to disregard your existing agreement.

Prepare a clear before and after description. Include who will occupy the property, how it will be marketed and whether a manager will control bookings. Give the same description to the financing reviewer, insurance agent and attorney where appropriate.

If the property is in a resort or association, check the governing documents for the intended rental use. A property's second home history does not establish what an investment buyer or new operation can do. Keep the actual property records with the application rather than relying on listing language.

When can DSCR financing start on a vacant property?

Ask the proposed program to evaluate the vacant property's current condition and available rental evidence. There is no verified typical rule here establishing that a signed lease is always necessary or that a projection is always sufficient.

Describe why it is vacant. A home between occupants, a property being renovated and a house that cannot yet be occupied raise different questions. Provide the current facts and ask which items need to be resolved for this proposed loan.

Get the accepted income method identified early. A financing calculation based on a future rental assumption should not be confused with cash already being collected. Budget carrying costs while preparing, marketing and leasing the property.

If the plan is a new vacation rental, use Financing a New Airbnb Without Rental History. If work is still underway, use Renovating a Rental Before Refinancing: Plan the Exit. Those pages address the evidence and condition questions without repeating the occupancy decision here.

Can you buy an owner occupied property and convert it?

Explain your intended use as the buyer, rather than carrying over the seller's occupancy label. A seller living in the house does not establish whether your proposed purchase fits an investment loan.

Tell the reviewer whether you intend to rent it immediately, renovate first or personally occupy it. Do not apply as an investment purchase while privately planning to make it your home. If the plan changes during the application, disclose the change before proceeding.

Check possession and any existing occupancy arrangement with your agent and attorney. The purchase plan needs to address who will be in the property after closing and what evidence supports the proposed rental use. Do not assume the seller will leave on a different date than the contract provides.

The financing review should also use a realistic starting budget. If the property needs furnishings, repairs or rental setup, identify the cash and time involved. Those expenses do not disappear because a rental projection is available.

Can you move into a property after getting a DSCR loan?

Review the actual loan documents and obtain the appropriate program response before changing an investment property's use. Do not assume a DSCR loan permits you to make the property your primary residence later without review.

An application should reflect the use you genuinely intend at the time. If your circumstances later change, explain the proposed occupancy change and ask what the existing agreement requires. An attorney should advise on contractual obligations and any request for consent.

Keep insurance current with the actual use as well. Florida's insurance guidance, checked October 16, 2026, explains that underwriting evaluates property and risk information. Ask your insurance professional to review the new occupancy rather than assuming the rental policy remains suitable.

A tax classification or mailing address change does not by itself amend a mortgage contract. Keep the financing, insurance and tax reviews coordinated, with each professional answering the question within their role.

How much personal use is allowed?

Get the answer from the proposed loan's written occupancy and business purpose requirements. No verified typical private DSCR personal use allowance is established in the sources for this page.

Do not use an IRS vacation property test as a mortgage permission rule. IRS guidance addresses rental and personal use for federal tax purposes, while the financing agreement addresses a different question. Ask a CPA to review the tax treatment of your actual use.

Example

Assume a hypothetical property is available for rent for 300 nights and you reserve 20 nights for personal use. If your planning budget assigns $180 of room revenue to each reserved night, those nights represent $3,600 of potential room revenue in that budget. They are not guaranteed lost bookings or a tax calculation.

The 20 nights do not establish mortgage eligibility. The program still needs the true use disclosed, and your CPA needs the actual occupancy records for tax advice. All example figures are made up as of October 16, 2026.

Why does mixed personal and rental use complicate financing?

Mixed use creates several separate decisions about occupancy, accepted income, operating costs and tax treatment. Resolve them using the same calendar and intended use so different professionals are not evaluating different versions of the property.

Owner reserved dates can reduce the nights available to earn revenue. Rental arrangements can also affect who controls access and bookings. Show those arrangements directly instead of sending a revenue total without the calendar behind it.

Keep an operating budget that includes the property's real expenses and cash needs. A qualifying income figure is not a forecast of what remains after every cost. For the departing home's role in a separate purchase, see Rental Income From Your Departing Home: Mortgage Rules.
