Running the Numbers on a Rental

Analyzing an Airbnb's Revenue Before You Buy: ADR, RevPAR, Occupancy and Minimum Stays

Read ADR, RevPAR, occupancy and blocked dates together. Check fee definitions, stay length and the evidence behind a seller projection before buying.

Read the booked nights, achieved revenue and available dates together. A high nightly average can still produce weak monthly income if too few nights book. Before using a projection in a purchase budget, check the fee definitions, calendar and comparable properties behind it.

Why can average daily rate alone mislead you?

Average daily rate describes revenue per booked night under the report's definition. It does not tell you how many nights were sold or how much cash remained after expenses.

The word rate can also describe an asking price rather than an achieved result. A calendar price for a future holiday is not the same as the average actually earned over a reporting period. Check which one appears in the seller's presentation.

AirDNA's ADR explanation, dated May 22, 2026 and checked October 16, 2026, includes host cleaning fees in its revenue basis and excludes Airbnb service fees. That means its ADR should not be compared casually with a room only nightly price. Read the report's current definition before combining its metrics with another data source.

For your own analysis, label the basis you choose. You can examine room revenue separately from cleaning receipts, but keep that convention consistent. A higher number caused by including another receipt is different from a higher achieved room price.

What is RevPAR and when is it better?

RevPAR relates revenue to the available rental capacity in the period. It combines the effect of achieved revenue per booked night and occupancy, provided all parts use matching definitions.

AirDNA's public explanation describes monthly RevPAR using monthly revenue divided by available listing nights. Its page dated June 10, 2026 was checked October 16, 2026. For a single whole home, you can use a clearly defined available night calculation rather than assuming the word room means each bedroom is sold separately.

The measure is useful when comparing a higher price with fewer bookings against a lower price with more bookings. It still is not profit. Management, turnover, utilities and other costs can differ even when revenue per available night looks similar.

Example

Assume two hypothetical room revenue scenarios over 30 available nights, excluding cleaning receipts and all expenses. Scenario A earns $300 per booked night for ten nights, producing $3,000. Scenario B earns $200 per booked night for 20 nights, producing $4,000.

The room revenue per available night is $100 for A and about $133.33 for B. Occupancy is about 33.33% and 66.67%. The higher nightly amount produces less revenue in this example. These are made up scenarios, not market benchmarks or AirDNA reported results.

Occupancy or revenue: which matters more?

Look at them together, then review the costs required to earn that revenue. Filling more nights is useful only in the context of the price, booking costs and operating result.

Compare a consistent period and revenue definition. A property with more bookings may also have more turnovers or discounts. Another may show fewer nights but longer stays. Neither occupancy percentage settles the cash flow question on its own.

Start with revenue you can reconcile to the underlying records. Then build the expense budget separately. See How to Verify a Seller’s Claimed Airbnb Revenue for the evidence review, rather than treating a projection chart as proof of collected income.

For financing, the accepted qualifying income is another question. A lender may not use the same number you consider a reasonable business forecast. See Short Term Rental DSCR Loans in Florida: How Lenders Count Airbnb and Vrbo Income for that underwriting review; no private program acceptance rule is established here.

How do minimum stays change revenue?

They change which booking patterns the property can accept. Review the actual stay lengths and gaps in the calendar instead of assuming the same occupancy is achievable under every minimum stay setting.

Ask whether the comparable properties operate under similar restrictions. A property allowed to accept short gaps can have a different booking pattern from one with a longer required stay. That difference needs an explanation before their performance is compared.

Then look at turnover costs. More separate stays can create a different cleaning and supply budget from fewer longer stays, even with the same booked nights. Use actual cleaning terms and guest charges instead of assuming all extra cleaning is paid by guests without a shortfall.

Do not predict a specific occupancy increase from lowering the minimum stay unless there is supporting evidence. Local permission, association restrictions and the operating agreement may also limit what you can change. The calendar setting is not a substitute for checking those documents.

How do owner blocked dates distort the data?

They can change the available night denominator and remove dates with revenue potential. Check whether the report excludes owner use and other held dates when it calculates occupancy.

AirDNA's My Performance metric guidance describes adjusted occupancy using bookable nights with owner blocks and holds removed. That source was checked October 16, 2026. Do not assume every report, platform or chart uses that same definition.

A property can look well occupied over the nights it was offered while producing less annual revenue because many dates were unavailable. Conversely, a calendar showing unavailable dates does not prove all of them were paid reservations. Ask for the source records and the date classifications.

Keep personal use in the budget you intend to operate. Removing valuable dates from availability can reduce the revenue left to pay fixed bills. If your use differs from the seller's, rebuild the relevant calendar rather than copying the seller's occupancy percentage unchanged.

How do you spot a projection that is too optimistic?

Look for assumptions that cannot be reconciled to the property, comparable set or reporting period. A precise annual total is not stronger evidence if its inputs are poorly matched.

Review bedroom count, allowed capacity, pool or other material features, location and the type of property being compared. Ask whether the estimate assumes an operating standard or management approach you intend to provide. A nearby property is not automatically a good comparable.

Check whether the projection combines a strong nightly figure with an occupancy assumption drawn from a different group. Both can look plausible alone while producing an unsupported combined forecast. Review the revenue result against the actual examples behind it.

Separate forward bookings from completed stays and a forecast from a guaranteed payment. Future reservations can change, and a report should identify which figures are historical, already booked or estimated. Use Stress Testing an Airbnb: True Costs, Reserves and What Happens When Occupancy, Insurance or HOA Fees Change to test the downside after the base case is explained.

How much history is enough?

Use enough information to understand the seasonal cycle and any change in operation, then state what remains missing. This page supplies no universal minimum history period for an investment decision or a private DSCR program.

More months do not automatically fix inconsistent records. Identify renovations, manager changes, personal use and any period when the home was unavailable. Compare like periods and explain whether historical results reflect the property you will actually operate.

If the property has little history, use comparable evidence carefully and give the forecast less certainty. Do not turn a strong opening period into a full year result without accounting for the missing seasons and costs. Keep your accepted financing income separate from that business projection.

Airbnb Break Even Occupancy: Required Booked Nights can help translate the operating budget into a booking requirement. Send me the listing, revenue records and projection source. I will check the assumptions before we use the income in a financing discussion.
