Florida Short Term Rental Rules

ChampionsGate Vacation Rental Loans and Storey Lake

Check the exact property, association and club obligations before financing in ChampionsGate or Storey Lake. Compare the full budget and rental evidence.

For a ChampionsGate or Storey Lake purchase, identify the exact property and its association before relying on rental permission or a loan estimate. Club access, community charges and the intended operation need their own documents. A resort name does not establish the total cost or financing eligibility of every property carrying that name.

Which communities allow short term rentals?

Confirm the actual parcel's local permission and private restrictions. Do not extend an answer about one property, association or phase to every home marketed under a broad community name.

Request the current declaration, amendments and rental rules from the authorized association contact. Give the relevant local office the address and proposed operation as well. A manager's willingness to advertise the property is useful operational information, but it does not replace either permission review.

ChampionsGate and Storey Lake also have separate club and owner resources. Use those to identify the responsible contacts, then obtain the documents applying to the purchase. This page does not provide a verified universal rental approval list for either community.

For a property described as Kissimmee, remember that a mailing address may be outside city limits. The City of Kissimmee's official guidance makes that distinction, as checked October 16, 2026. Confirm jurisdiction from the parcel rather than choosing a rule from the address label.

If a seller relies on existing licensing or registration, confirm what the new owner must do. Florida DBPR's new owner licensing guidance, checked October 16, 2026, requires the applicable license before operation. That state process should be considered alongside local approval and association restrictions.

See Financing Vacation Rentals in Kissimmee and Four Corners: HOA Rules, Rental Rules and Loan Options for that local financing process. This comparison focuses on the association and club cost questions buyers should bring into it.

What do HOA and club fees add?

They add the actual obligations applying to the property, which may not be captured by one figure in a listing. Separate association charges, club charges, district assessments and optional services before totaling the budget.

The Retreat at ChampionsGate owner resource page provides separate Oasis club dues and payment contacts, as checked October 16, 2026. That is a reason to ask whether the quoted association amount includes every charge. It is not a current fee quote or proof that every ChampionsGate property has the same obligation.

For Storey Lake, confirm the guest access process for the relevant amenities. The Hideaway Club's published rules, checked October 16, 2026, require guest proof of stay with dates and address through the stated registration methods. That guest process does not establish the ownership fee schedule or transfer treatment for your purchase.

Ask for current written amounts and identify the billing frequency. An annual assessment and a monthly due should be converted consistently in a budget, while a closing contribution belongs in cash needed to purchase. Avoid counting a district assessment twice if it is already on the property tax bill.

There is no verified typical HOA or club fee range for these purchases in the sources used here. Request the actual schedule and any pending assessment information before describing either property as cheaper to operate.

What loan options fit?

Compare DSCR and conventional investment proposals using the documented property type and income. A second home proposal needs a separate review of your actual use and control over occupancy.

Fannie Mae's published second home requirements include personal occupancy and exclude agreements giving a management firm control over occupancy. Its rental income nuance does not allow the rental income to qualify the borrower. Those requirements were checked October 16, 2026 and should not be generalized to every private product.

For a DSCR proposal, confirm the accepted rent evidence, treatment of community charges and project eligibility. No typical ratio, leverage or reserve range is verified here. A projection showing strong bookings does not answer a condominium project or management contract question.

Identify whether you are buying a detached home, townhome, condominium or property with a different operating arrangement. Provide the actual documents rather than relying on the resort label. If hotel features or mandatory management are involved, see Condotels, Resort Communities and Mandatory Rental Management: Financing Near Disney.

Financing a Short Term Rental in Orlando: DSCR, Conventional and Second Home Options handles the regional product comparison. For this purchase, the next useful step is to connect the specific association and operating documents with that review.

What are the typical cost items?

Budget the mortgage payment, ownership taxes, insurance, community obligations and operating expenses separately. Then add immediate work, furnishings and launch cash rather than assuming a furnished sale removes startup spending.

There is no sourced typical purchase price, insurance quote or closing cost range for either community established on this page. Use dated parcel and transaction figures. A percentage borrowed from another listing can miss a known bill or a different property type.

Example

Assume a hypothetical property has $2,600 in principal and interest, $650 in taxes, $300 in insurance and $350 in included community costs each month. The planning housing total is $3,900. With entered rent of $4,800, the simplified screen is about 1.23.

If another hypothetical schedule raises the community line by $300, total housing costs become $4,200 and the same rent gives about 1.14. These are made up scenarios, not actual ChampionsGate or Storey Lake charges. They also assume the charges belong in the ratio denominator; the actual program must confirm its definition.

For the business budget, add management, utilities, cleaning, maintenance and replacement savings outside the included housing costs. Keep the accepted financing income separate from the revenue you expect to collect. The ratio comparison alone does not establish which rental would leave more cash. Keep a written list of which bills were included so the next quote can be compared using the same cost definitions.

Florida Property Taxes, CDD Fees and Special Assessments on a Rental: What to Underwrite explains why the seller's tax bill and community fee labels need reconciliation. Use the property's current documents before comparing the totals.

What should you verify before you buy?

Know which documents establish the intended use, recurring cost and financing path for this particular home. Identify unresolved items while they can still influence your contract and budget decisions.

Start with the parcel and governing association. Confirm the current rental restrictions, new owner application or registration and any management agreement. Have an attorney interpret a disputed right or obligation instead of treating a verbal assurance as final.

Next verify guest amenity access for the operating arrangement you plan. Ask what the owner, manager and guest each must do. A feature used in rental marketing should be supported by the actual access terms, including the process after ownership changes.

Finally reconcile the finances: property specific taxes and insurance, all association and club charges, current assessment information, revenue evidence and proposed loan inputs. Keep the cash needed at closing and the cash committed to launch visible at the same time.

Buying a Short Term Rental: Due Diligence Before Closing provides the broader purchase checklist. Send me the address, association information and rental plan. I will identify which community and financing questions need answers before the numbers are reliable.
