A clean inspection report does not establish that a house can operate as the vacation rental you intend to buy. Rental permission, operating economics, financing and the transfer of the business need their own evidence.
The review period should produce a decision about the whole acquisition. A buyer who verifies the roof but leaves rental permission unresolved has not completed the important work.
I would begin with a calendar of the actual contract deadlines and then assign each unanswered question to a document or professional who can resolve it. There is no universal inspection period or cancellation right for every Florida purchase contract.
Put the contract calendar ahead of the checklist
Record the effective date, inspection and due diligence provisions, financing dates, appraisal provisions, title and association delivery requirements, notice mechanics and closing date. Identify who must receive a notice and how the agreement measures time.
A scheduled inspection appointment does not extend a contractual deadline. A pending lender answer does not automatically preserve a separate inspection remedy. Any extension or change needs to follow the actual agreement.
Have the transaction professionals review those terms early. The useful request is specific: which issue remains open, which provision applies and what must happen before the deadline? This page does not interpret an unseen purchase contract.
Clear the risks that could stop the intended business
| Question | ** Evidence to obtain** | ** What a bad answer can change** |
|---|---|---|
| Can this exact property operate the intended rental? | Jurisdiction, zoning, approvals and association restrictions | Whether the planned business is possible |
| Is the building ready for the intended guests? | Independent inspections, specialist findings and repair scope | Cost, opening date, insurance and collateral eligibility |
| Are the claimed earnings supportable? | Property level receipts, adjustments and monthly history | Offer economics and accepted financing evidence |
| What business assets actually continue? | Platform rules, manager agreement, inventory and booking plan | Launch revenue, setup cost and transition obligations |
| Can the actual purchase be financed? | Disclosed use, property classification, income method and full costs | Loan amount, cash required and timing |
| What obligations follow ownership? | Title, association, assessments, tax and insurance documents | Cash uses, recurring expense and exit flexibility |
A problem in one row can affect another. A roof finding may change insurance and opening time. A rental restriction may change income evidence and the financing path. Keep the acquisition model current as evidence arrives.
Make the inspection fit the rental property
Arrange an independent inspection with sufficient time for specialist follow up. Review systems, roof, moisture, pool and other relevant features under an appropriate scope. A lender appraisal is a collateral process, not a complete condition warranty.
For a furnished purchase, identify which items convey and their condition. A photo showing an amenity does not establish ownership, safe operation or inclusion in the sale. Document furniture, equipment and any leased or financed items that matter to the business.
Check whether guest capacity and the advertised use match the approved property. An extra bed or converted room should not be assumed to create a permitted bedroom or insurable occupancy.
Rebuild the combined cash effect
Suppose a hypothetical buyer expected $42,000 of liquidity after closing, setup and known expenses. The review discovers $16,000 of immediate repairs and $9,000 of required furnishing replacement. A one month opening delay is assumed to consume another $4,500 in carrying cash.
The combined new demand is $29,500. Remaining liquidity falls to $12,500. A separate verified insurance increase of $1,800 annually reduces future cash by another $150 a month.
A seller agreeing to one $5,000 repair credit would help only to the extent it can be used under the actual contract and financing. It would not erase the full $29,500 gap or establish that the remaining cushion is adequate.
I would revise price, required capital and expected annual cash together. Negotiating each defect in isolation can leave the buyer with a repaired house and an underfunded business.
Verify permissions and transfers independently
Use the address permission workflow for jurisdiction and public approvals. Use the association document review for private restrictions. A state license, local tax receipt and active listing do not establish the same permission.
The sale also does not automatically transfer listing accounts, reviews or future reservations. The platform transition guide explains why Airbnb and Vrbo need different treatment. Match those rules to the manager's contract and purchase agreement before counting booked revenue after closing.
Obtain insurance for the actual rental use and send material findings to the financing team. Do not describe a different occupancy or management setup merely to preserve the preliminary quote.
End with a resolved decision, not a folder of reports
Keep an issues sheet showing the evidence, financial consequence, responsible party, deadline and resolution. Mark a matter unresolved if the important document is still missing. A verbal assurance should not silently change its status to approved.
Before the applicable decision window ends, determine whether to proceed on supported terms, negotiate a documented change, obtain an agreed extension where available, or exercise a valid contractual remedy with proper advice and notice.
The strongest due diligence process connects the documents to the deal. It tells the buyer whether the property can support the intended use, financing and capital plan before the opportunity to reconsider has passed.
