Florida Short Term Rental Rules

Reunion Resort Investment Property Financing

Check Reunion property type, membership and guest amenity access before financing. Match the loan and rental budget to the actual documents.

For a Reunion Resort investment property, identify the exact unit or parcel and the rights attached to it before choosing the loan. The association obligations, management agreement and guest amenity access need to match the revenue plan. A resort address alone does not establish financing eligibility or what your guests can use.

Which Reunion properties qualify?

Start with the actual property type and governing documents, then obtain the proposed program's response. This page does not provide a verified building or parcel eligibility list for private DSCR financing.

A detached home, condominium and property with hotel style arrangements should not be assumed to receive the same review. Provide the listing, legal property description, association information and any mandatory management agreement. If a rental pool or other operating arrangement applies, give the reviewer the actual document rather than calling it ordinary management.

Ask which property and project questions remain open before ordering services that depend on eligibility. An income projection cannot settle a condominium project review or a particular program's collateral requirements. A loan prequalification based on a price and rent estimate is not a review of every building document.

For a condo or resort arrangement, see DSCR Condo Loans: Warrantable, Non Warrantable, Litigation, Reserves and Special Assessments and Condotels, Resort Communities and Mandatory Rental Management: Financing Near Disney. Those guides handle the broader property review. The Reunion task is to connect the exact purchase with its actual documents.

Keep the proposed ownership name and intended use consistent throughout that review. If you plan an entity purchase or personal use, identify it early. No typical leverage, credit or reserve range for a Reunion DSCR purchase is established by the public sources used here.

How do resort fees and mandatory services change the numbers?

Put each charge into the purchase cash plan, recurring housing budget or operating budget according to what it actually pays for. Do not assume one association figure includes every club, service or management obligation.

Request the current written fee schedule and the agreement creating the obligation. Ask which charges are mandatory for this property and which relate to an optional membership or operating choice. A fee that applies to one owner's arrangement should not be copied automatically to another purchase.

Reconcile the bill frequency. An annual amount, closing contribution and monthly charge need different treatment in the cash plan. Confirm whether a cost already appears on the tax bill or another budget line before adding it again.

There is no sourced typical Reunion fee range in the documents used for this article. A property specific schedule is needed before stating actual amounts. The financing program must also confirm which charges belong in its payment calculation.

Example

Assume a hypothetical monthly operating budget has $8,000 in collected revenue, $2,800 in operating costs and replacement savings, and $4,500 in housing costs. That leaves $700.

Now assume the document review identifies an additional recurring $300 service charge that was missing from the budget. Cash left falls to $400. These are made up inputs, not Reunion fees or a revenue forecast. The loan ratio would need a separate review using the actual program's treatment of that charge.

The example shows why a fee list matters even when the main mortgage payment has not changed. A cost omitted from the operating projection does not disappear because the rental income looks strong.

What do HOAs allow?

Confirm the current rental, use and ownership restrictions for the specific property. Review the declaration, amendments and relevant association rules rather than treating the resort's guest marketing as a legal permission document.

Ask whether the proposed rental arrangement requires an application, designated process or particular compliance documents. Identify any restriction on personal use, separate rental of spaces or the management structure. Have the authorized association contact point to the applicable wording.

Read property maintenance and alteration obligations too. If the income projection assumes a pool, themed rooms or a different layout, confirm the work and use can be supported. A feature that attracts guests still needs a workable condition, permission and cost review.

Have an attorney interpret a disputed restriction, claimed exemption or obligation that matters to the purchase. This article does not assert that every Reunion property allows the same rental use or carries the same private terms.

Keep the association answer separate from government licensing and local approval. Florida DBPR's new owner guidance, checked October 16, 2026, requires the applicable license before operation. It does not replace the parcel's other permission checks.

Short Term Rental Rules in Florida: Zoning vs License, Transfers, Grandfathering and HOA Permission covers the ownership change process. Give the financing reviewer any unresolved use issue before relying on a rental income projection.

What loan options fit?

Compare the actual DSCR and conventional investment proposals after the property review is clear. Review a second home option only if the intended use satisfies the separate program requirements.

A DSCR proposal needs confirmation of its accepted income method, property eligibility, leverage and documentation. No verified typical Reunion program minimums or pricing range is supplied here. A favorable rent screen cannot by itself approve the project, property condition or management arrangement.

For a Fannie Mae second home, the published requirements include personal occupancy and exclusive control, and prohibit agreements giving a management firm control over occupancy. Its rental income nuance does not allow that income to qualify the borrower. The cited requirements were checked October 16, 2026 and should not be generalized to every other loan product.

If rental income is needed to support the purchase, make that clear before comparing proposals. If you plan to use the property personally as well, give the actual arrangement to the financing reviewer and CPA. Do not use a tax label to settle the mortgage category.

Financing a Short Term Rental in Orlando: DSCR, Conventional and Second Home Options covers the regional product comparison. For Reunion, the decisive additional work is matching the product to the exact property and operating rights.

What does the rental program require?

Read the contract for the rental arrangement you will actually use and confirm the guest benefits it supports. Access to an amenity should not be assumed simply because the property is inside the resort.

Reunion Resort's public water park policy, checked October 16, 2026, describes it as private and ties access to specified guest, partner or membership arrangements. It distinguishes eligible booking channels from other third party bookings. Confirm the current access route for your property and intended manager with the resort before using those benefits in marketing or a projection.

That guest access policy does not establish that every owner must choose a particular manager or membership. Obtain the actual property and membership documents. Ask which rights transfer, what action the new owner must take and which fees apply, rather than inferring those answers from a guest page.

Then compare the operating contract with your financial assumptions. Review the revenue definition, charges, owner use terms and any control over availability. Vacation Rental Management Contracts: What to Review handles that contract analysis in detail.

The agent or attorney should address legal obligations, while the insurance professional checks coverage for the proposed operation. I look at the property review, accepted income and loan costs together. Send me the exact Reunion property and the operating agreements available. I will identify the financing path that needs to be evaluated.
