Can You Run an Airbnb in Unincorporated Orange County?

Short answer

Usually only in limited zoning. Orange County says short term rental of 179 days or less is permitted only in certain commercial and industrial districts, or in Planned Developments that expressly allow it, and single family transient rental only in R-3. Check your parcel's jurisdiction and zoning before you count on rental income.

Orange County's Zoning Division states that short term rental, meaning a length of stay of 179 days or less, is permitted only in the C-1, C-2 and C-3 commercial districts, the I-1A, I-1 and I-5, I-2 and I-3, and I-4 industrial districts, or in Planned Developments where it is expressly permitted. A single family transient rental, a stay of under 30 days, is permitted only in the R-3 district. In all other districts, both are prohibited.

First confirm that the property is actually in unincorporated Orange County. The City of Orlando tells owners to search the address on the Orange County Property Appraiser's site and look at the municipality. If it says unincorporated, the county's rules apply, not the city's.

Zoning is only one layer. State licensing, tax registration and any HOA or condo restriction apply on top.
