You can, but tell your lender before you do. Lenders verify again employment within 10 business days before closing, and a new job, pay structure or gap can change your qualifying income. How much it matters depends on the program and the new pay structure.
Fannie Mae requires a verbal verification of employment within 10 business days before the note date for employment income. For self employment income, the window is 120 calendar days. That means your employer is confirmed close to closing, so a change you thought was minor can surface.
A move can affect your qualifying income if the new pay is commission, bonus or a different structure, or if there is a gap between jobs. It can also change the DTI the loan was approved on. The program decides what documentation it needs for the new job.
Do not resign before the loan funds, and do not accept an offer without telling your loan officer. If the move is unavoidable, get the offer letter in writing and ask what the lender needs.
