Start with bank statements for the period the program uses, usually 12 or 24 months, plus ID and proof you own the business. Lenders must verify income with reliable third party records, and financial institution records are an accepted type. Each program has its own list, so ask for the written document list first.
Federal ability to repay rules require a lender to verify the income or assets it relies on using reasonably reliable third party records. Regulation Z lists examples, including tax return transcripts, payroll statements and financial institution records, which include bank statements.
A bank statement program uses your deposits to estimate income, so the statements are the center of the file. The program decides how many months, whether personal or business statements are used, and what other documents it wants. Do not gather everything until you have its written list.
What a lender needs from you is a clear record that matches itself. Names should match on the statements, the application and the business records, and large or unusual deposits and transfers between your accounts should be explained.
