Buying the house does not automatically buy the platform account, reviews or reservations. Those are separate assets and obligations governed by platform rules and the actual contracts.
This matters before the offer if a seller presents the property as turnkey with a full future calendar. The buyer needs a supported transition plan, not a promise to hand over a password at closing.
Airbnb and Vrbo do not publish the same process
Airbnb's official help page says account ownership cannot be transferred to a different host and reservations cannot be moved to a new host or account. Designating a co host does not create an account transfer. A primary host role is also different from ownership of the listing account.
Vrbo's current Property Sale and Host Transition Policy describes a different supported path. It calls for a new listing, guest communication and choices, and contact with Vrbo Support for qualifying reservation transfers. It also allows property reviews to be transferred upon request under its process, rather than promising that every review automatically follows the deed.
Those policy differences mean a generic claim that all bookings and reviews transfer, or that none can ever continue on any platform, is unreliable. Check the current policy and obtain the platform specific arrangements before valuing the calendar.
Separate five things the seller may call “the Airbnb”
| Item | ** Question the buyer needs resolved** |
|---|---|
| Property title | What premises and physical assets convey under the purchase documents? |
| Account and listing control | Who owns the account, and what change does the platform actually permit? |
| Reviews and listing history | Is there an approved continuity or transfer process for this platform and setup? |
| Reservations | Which guests can be honored, by whom, under which platform process and terms? |
| Money already collected | Who holds it, who receives remaining payments and who funds refunds or services? |
A manager continuing to operate under its own existing account presents a different arrangement from a seller transferring a personal account. It still needs contract, platform and guest compliance review. Do not assume that retaining the same manager alone resolves every rule.
Photos, descriptions, domain names and other marketing materials also need documented rights. A seller possessing a photo does not automatically establish the right to assign all uses of it.
Build a reservation level handover schedule
List each future stay, platform, booking identifier, stay dates, guest charge, amount paid, funds held, remaining payment, cancellation terms and proposed responsible operator. Include bookings crossing the closing date.
Then identify which approved process applies. For Airbnb, do not treat changing a co host or check in contact as a way to transfer a reservation contrary to the stated rule. For Vrbo, follow its supported sale and host transition process, including guest options and support involvement.
Vrbo's policy also addresses blocking new post transition dates and removing the old listing. The property sale should not be used to create competing listings or promises that ignore the platform's instructions.
A purchase agreement between seller and buyer cannot bind the platform to an unsupported transfer or remove a guest's applicable rights.
A future booking is not cash the buyer already owns
Suppose a hypothetical post closing stay has a $3,000 lodging charge and $240 cleaning charge, excluding taxes. The seller or its manager already holds $1,620. Another $1,620 remains due. Assume the booking can be continued only through an approved process under its platform and contracts.
The buyer should not treat the entire $3,240 as new cash arriving after closing. Determine who receives the later payment, how the first $1,620 is accounted for, which service and platform charges remain, and who must perform the stay.
If a refund becomes due, establish which party can process it and who funds it. A credit on the property settlement statement may allocate money between the parties but does not by itself change the platform payment obligation.
Vrbo expressly leaves the division of paid out funds between old and new hosts to their arrangement rather than promising to mediate that allocation. The actual reservation schedule and purchase terms need to match it.
Reprice the launch if continuity is uncertain
If the buyer needs a new listing or cannot count on the advertised bookings, revise the first months' cash plan. Allow for setup, marketing, guest communication and uncertain opening receipts. Do not underwrite a seller's mature review profile as if it were already the buyer's.
A manager may be able to document a compliant continuing arrangement, but the buyer should understand who controls the account, who receives payouts and what happens when that manager is later replaced.
The management agreement guide examines the contractual side. The platform policy still needs its own answer. Neither the mortgage approval nor the recorded deed settles it.
Resolve the transition before calling the property turnkey
I would want written platform guidance where needed, a contract consistent with that guidance, a reservation level cash schedule and a funded alternative if some stays do not continue.
Do not count every advertised reservation as guaranteed income. Guest choices, cancellations, refunds and operating obligations remain part of the acquisition risk.
A property can have a genuine successful history while the buyer still needs to launch a materially different business. The transition plan should make that difference visible before the price and financing are finalized.
