A first rental needs a financing review of both the property and your actual investor background. Ask the proposed DSCR program whether it accepts your experience level and what documents and cash it needs. Do not assume a property income approach removes credit, funds or property review.
Can a first time investor get a DSCR loan?
Submit the first time investor facts before relying on proposed terms.
Describe what first time means in your case. You may own your home but have no rental, have helped manage a family property without owning it, or be purchasing real estate for the first time. Those are different facts; let the reviewer classify them rather than using a broad label alone.
Send the property, intended rental use, available cash and proposed ownership structure together. If the plan is an Airbnb, identify whether it already operates or still needs setup. A vacation rental should not be presented as an ordinary leased rental merely because that makes the initial worksheet easier.
For the broader categories, see DSCR Loan Requirements in Florida: Credit, Down Payment, Ratio, Reserves and Documents. This page focuses on decisions specific to starting rather than repeating the entire document list.
Do you need landlord experience, and what changes without it?
Ask how the proposed program defines and documents experience.
Prepare a factual description of your role and the people who will operate the property. If a manager is involved, identify the services and costs in the actual proposal. A manager's experience and your own ownership history are separate information.
Ask whether the experience answer changes eligibility, cash, pricing or accepted rental evidence. Get the response tied to the actual program and property type.
Then test whether the business is workable for a new operator. Identify who handles maintenance calls, collections, guest messages or turnovers. Price the help you intend to use instead of assuming your time or a manager's services are free.
Keep a cash plan for the period before normal collections. Repairs and setup can arrive before rent or guest payouts. Approval and the practical ability to run the property answer related but separate questions.
Can a first time homebuyer use a DSCR loan?
Tell the reviewer whether you intend to live in the property. Buying a place to occupy and buying an investment are different plans, and the application needs to describe the real one.
If you have never owned a primary residence, say that directly. Ask whether the proposed investment program accepts your current housing situation.
If your plan includes living in part of a property and renting the rest, have that occupancy reviewed for an appropriate financing path. Do not label it an investment purchase while intending to make it your home. For occupancy changes, see Converting a Primary or Second Home Into a Rental: Financing and Occupancy Rules.
An attractive rental projection does not resolve where you will live or what your own housing will cost. Include that commitment in your budget even if the proposed property calculation uses a different method.
How do self employed borrowers qualify?
Compare how each proposed financing path evaluates income, assets and the property rather than assuming self employment requires one specific product. Ask for the document list before deciding that a DSCR approach is easier or conventional financing is unavailable.
Organize rental evidence separately from your business records. A strong property projection does not make the source of closing cash obvious. If business money is part of the plan, identify account ownership, access and the proposed transfer for review.
Keep tax advice with your CPA. Do not change tax reporting or move company funds based on a guessed mortgage rule. Ask what records already exist and what the financing reviewer is actually trying to establish.
For the broader income discussion, see the Self Employed hub. For company cash and borrowed down payments, use Where the Money Can Come From for a DSCR Loan: Gifts, HELOC, Business Funds, Retirement Assets and 1031 Funds.
What down payment and reserves should a new investor expect?
Use the actual program's required cash and reserve calculation, then build a separate operating buffer.
Ask which funds are acceptable and how required cash is measured. Confirm whether money needed for setup or closing is also being counted elsewhere. The same dollars cannot be spent twice in your budget.
Example
Assume a hypothetical investor has $95,000 available. A purchase scenario uses $70,000 toward the price and $9,000 for other closing cash, leaving $16,000. If furnishings and immediate work are budgeted at $10,000, only $6,000 remains for operating cash.
| Item | Amount |
|---|---|
| Cash available | $95,000 |
| Toward the price | $70,000 |
| Other closing cash | $9,000 |
| Left after closing | $16,000 |
| Furnishings and immediate work | $10,000 |
| Operating cash left | $6,000 |
| Monthly carrying expenses | $3,000 |
| Months of those expenses covered | 2 |
Made up figures as of October 16, 2026. Not a rate, a lender rule or an approval. Not a lender reserve requirement.
At an assumed $3,000 of monthly property carrying expenses, that $6,000 represents two months of those expenses. It is not a lender reserve requirement and excludes unexpected repairs and personal expenses. All figures are made up as of October 16, 2026.
Run that cash plan before increasing the purchase price. A loan amount that fits a proposed ratio can still leave too little cash to begin operating. Keep the minimum needed for approval separate from the amount you are comfortable retaining.
Include costs paid outside closing, such as inspections or setup deposits, in your own record. Otherwise the amount left in the bank can be smaller than the worksheet suggests even when the closing figures are accurate.
When does conventional beat DSCR for a first rental?
Compare actual proposals using the same property, intended use and cash assumptions. The better fit supports your situation with acceptable costs, documentation, payments and exit terms, rather than simply having the shortest application description.
Fannie Mae's rental income guidance, checked October 16, 2026, includes circumstances in which experience and housing history affect qualifying rental income. That is a reason to review the conventional path using your facts.
Ask for a comparison of cash to close, required funds left afterward, payment, fees and restrictions relevant to the planned hold. If one path is unavailable, identify the actual reason. Self employment or first time status should not substitute for the full review.
Use Conventional Investment Property Loans in Florida: Down Payment, Rental Income and Reserves and the DSCR vs. Conventional Investment Property Loans for the detailed comparison. Bring both proposals back to the same operating budget so the loan decision does not hide a cash shortfall.
A first rental also needs a realistic exit if the original operating plan changes. Test the cost of selling or refinancing under the actual documents, without assuming a future loan will be available on better terms.
Questions to ask
- How do you define first time investor and landlord experience for this program?
- Does my experience level change eligibility, cash needed, pricing or accepted rental evidence?
- Which funds count, and how is required cash measured?
- If I use a manager, which of their services do you want documented?
- What do you need for a vacation rental with no operating history yet?
- How does a conventional loan compare on the same property for cash to close, payment and fees?
Frequently asked questions
Can a first time investor get a DSCR loan?
Tell the program exactly what first time means in your case, then send the property, intended rental use, cash and ownership structure together. Let the reviewer classify your experience.
Do I need landlord experience?
Ask how the program defines and documents experience, and whether it changes eligibility, cash, pricing or accepted rental evidence. A manager's experience and your own ownership history are separate facts.
Can a first time homebuyer use a DSCR loan?
Only if the plan is really an investment. If you will live in the property, say so. Buying a place to occupy and buying an investment are different plans.
When might conventional beat DSCR for a first rental?
When the actual proposals favor it on cash to close, funds left afterward, payment, fees and restrictions for your planned hold. Fannie Mae's rental income guidance (checked October 16, 2026) covers how experience and housing history affect qualifying rental income. That is a reason to review conventional with your facts, not a private DSCR rule.
