Calculators and Tools

DSCR Down Payment Calculator

Compare down payment scenarios and estimate closing cash, prepaid items and funds left afterward. Keep required reserves separate from money spent.

Your down payment is the purchase price minus the loan amount. This calculator adds your estimated closing costs and prepaid items, then shows how much money would remain afterward. Run several down payment scenarios before deciding how much cash to put into the property.

What you enter

Enter the purchase price and either a down payment percentage or loan amount. Add the closing costs and prepaid amounts you expect to pay, any documented credits you want to model, and the cash available for the purchase. Enter earnest money already paid so the tool can distinguish total cash invested from the remaining wire.

You can also enter a reserve target that has been confirmed for your proposed financing. The calculator does not establish a typical DSCR reserve requirement or down payment minimum. Those figures need a current program review based on credit, property type, rental use and the requested transaction.

Keep your starting cash definition consistent. Use cash available before the earnest money was paid, including that deposit in the starting total. If you enter only your current balance, use the tool's current balance option so the deposit is not subtracted again.

Example

Assume a $400,000 purchase, $10,000 of closing costs and prepaid items, $140,000 in starting cash and no credits. These are hypothetical planning figures.

At 20% down, the down payment is $80,000 and total purchase cash is $90,000, leaving $50,000. At 25% down, purchase cash is $110,000 and $30,000 remains. At 30% down, purchase cash is $130,000 and $10,000 remains.

Now assume your separate planning target is $18,000 left after closing. The 30% scenario leaves an $8,000 shortfall against that target. The other scenarios clear the entered target mathematically, without establishing that the assets or loan terms qualify. None of these percentages or the reserve target is stated as a lender rule.

How much cash do I need at 20, 25 or 30 percent down?

Multiply the purchase price by the selected percentage, then add the costs you will pay. Compare the cash left as well as the cash spent.

A larger down payment can mean less money available for vacancy, repairs or furnishing. For an Airbnb, include the launch budget in a separate cash plan so the same money is not promised twice.

How does LTV change the cash needed?

Loan to value compares a loan amount with the property value used for that calculation. A smaller permitted loan leaves more of the purchase price for you to fund.

If the appraisal is below the purchase price, down payment percentage and LTV can diverge. Enter the valuation separately when reviewing that scenario. Do not assume a percentage of the contract price will always be the permitted loan.

How much do closing costs add?

They add the amount you actually expect to pay after applicable credits. Enter dollar estimates from a transaction specific breakdown rather than assuming the down payment covers everything.

A seller credit is not interchangeable with cash in your account. Whether it can pay a particular charge or reduce the required funds needs to be confirmed before you count it.

What does the lender expect me to have after closing?

The exact reserve requirement and eligible assets need confirmation for the proposed program. This calculator compares your remaining cash with the target you enter; it does not create that requirement.

See DSCR Loan Requirements in Florida: Credit, Down Payment, Ratio, Reserves and Documents for the broader review.

This calculator gives an estimate only. It is not a loan offer or approval.
