Typical value and 12 month change: Zillow, September 2026. Rent, yield and the signal use Census 2020 to 2024 figures, which compare every county on the same basis. How the signal works.

Long term rental corridors

  • Orlando core and the north side (Seminole, northwest Orange): jobs in health care, tourism, tech and the universities. Northmarq Q2 2026: Orlando metro apartment vacancy 8.5%, average asking rent $1,689, rents flat year over year (minus 0.1%); the Northwest submarket improved most (vacancy 7.1%, down 2.1 points). Source: source
  • Lake County (Clermont, Groveland, Minneola along the Highway 27 and Florida Turnpike corridor): Lake County rents rose 2.7% year over year to $1,554, the strongest rent gain in the metro (Northmarq Q2 2026).
  • Kissimmee and Osceola: highest apartment vacancy in the metro at 13.8% (down 1.4 points), so long term rents face competition from new supply and converted vacation homes (Northmarq Q2 2026).
  • Southwest Orlando (tourist corridor): rents fell 1.5% to $1,811, the largest drop (Northmarq Q2 2026).
  • Supply: 4,805 apartment units delivered so far in 2026 and 9,976 under construction in the metro, so renters have choices. Apartment sale prices per unit are 31% below the 2022 peak (median $198,700), which matters for small multifamily buyers.
  • Polk (Lakeland, Winter Haven, Haines City, Davenport): the Lakeland metro grew 2.7% from July 2024 to July 2025, fourth fastest in the US; Polk is projected to pass 1 million people by 2030. Source: FOX 13, April 2, 2026, source
  • Marion (Ocala): Ocala ranked first in the US for percentage population growth in the same Census release (FOX 13). Growth is driven by retirees and new subdivisions; long term rents follow new households.
  • Brevard (Space Coast): demand rests on aerospace, manufacturing and the high tech corridor. Market softened in 2026: median list price $389,990 (down 2.3% year over year), inventory down 20.7%, 47.3% of listings with a price cut. Source: HousingWire, Aug 24, 2026, source

Short term rental corridors

  • The Disney and Highway 192 corridor: Kissimmee and west Osceola, Four Corners (where Lake, Orange, Osceola and Polk meet), ChampionsGate and Davenport in Polk, and pockets near the Orange County Convention Center. Demand comes from Central Florida's theme parks (Walt Disney World, Universal including Epic Universe, SeaWorld) and conventions.
  • Osceola County allows short term rentals only where zoning and its short term rental overlay map allow, plus a DBPR license and a local business tax receipt; HOAs can add limits. Source: source
  • Coast: Daytona Beach, New Smyrna Beach, Flagler Beach and Cocoa Beach draw beach and event travel (Daytona International Speedway, Kennedy Space Center launches). Check each city's rules.

Market numbers

  • Orlando apartment cap rates around 5.0% to 5.5% (Northmarq, Q4 2025) and about 5.2% in Q2 2026, stable since early 2025.
  • Short term rental supply: Kissimmee had more than 30,000 short term rentals, the most of any US city, and revenue per available rental fell by a third in summer 2024 versus 2022 (Bloomberg, 2024, citing AirDNA and Key Data). About 4% of DSCR borrowers were 30+ days late in August 2024, double two years earlier (dv01 via Bloomberg). Source: source
  • Tax on short stays in Orange and Osceola: 6% county tourist tax plus 6% state sales tax plus any county surtax (data files).

What investors are talking about

From a BiggerPockets thread, Sept to Oct 2026 (source), local operators described:

  • Oversupply around Four Corners, Reunion and ChampionsGate, with more short sales and new homes selling at discounts; one called ZIP 34747 tough for new buyers. Others said demand has slowed, not collapsed.
  • Skepticism of pro forma numbers (for example $130,000 a year on a $500,000 home); top performers tend to be heavily themed homes.
  • Underestimated costs: HOA near $500 a month, water about $250, summer electric $500 to $800, constant replacement of linens and furniture.
  • Insurance, taxes and HOA dues must be underwritten up front; tax benefits depend on how the property is used (CPA comment).
  • Short sales: slow approvals, deferred maintenance, few concessions.

Anecdotes. Useful as warning signs, not as data.

Themes from public investor forums and local news. Anecdotes, not data.

Rules and licensing

  • State rules in research/the statewide notes (preemption, DBPR license, taxes).
  • Osceola: overlay map plus STRPD district; confirm zoning before buying.
  • HOA documents decide as much as zoning. Many single family neighborhoods require 7 or 12 month minimum leases (local agent blog above).

Insurance and storms

  • Central Florida has no recent major hurricane landfall, but Ian (2022), Milton (2024) and others crossed the region with wind and flooding. Statewide insurance figures in research/the statewide notes.
  • Lake and river flooding matters in parts of Orange, Seminole, Osceola and Volusia; check flood zone per address.

Where growth is heading

  • Interstate 4 between Tampa and Orlando through Polk, the Highway 27 and Turnpike corridor in Lake, State Road 429 and Horizon West in west Orange, and Highway 192 in Osceola.
  • Ocala and The Villages for retirees; Space Coast for aerospace jobs.

Strategy fit (signals, not advice)

  • Cash flow leaning: Polk, Highlands, Hardee, parts of Marion and Volusia (higher rent to price, lower prices).
  • Appreciation and stability leaning: Seminole, Orange suburbs, Lake corridor.
  • Short term rental: only inside purpose built resort communities or clearly zoned areas, underwritten at conservative occupancy with real expense data.

What goes wrong

Buying a vacation home where zoning or the HOA forbids short stays; trusting seller revenue projections; ignoring summer utilities and furniture replacement; adding a pool home without insurance quotes; buying in new subdivisions without budgeting HOA and CDD fees.
