Change occupancy, nightly revenue or expenses and see what happens to the cash left. This calculator compares your starting Airbnb budget with a scenario you choose. It shows the change in dollars and whether the stressed case needs cash support.
What you enter
Enter available nights, booked nights or occupancy, average room revenue per booked night, fixed cash costs and costs tied to bookings. Include the full mortgage payment in fixed cash costs. Keep insurance visible as its own line so you can change it without replacing the whole budget.
Select which assumptions to change. A booking decline and a nightly rate decline can happen together, but they should remain separate inputs. Costs charged as a percentage of room revenue can change with revenue, while fixed bills remain fixed unless you change them.
This is a simplified monthly model. Use a different starting budget for each season instead of applying a peak month's rate to the entire year. The stress case is a scenario, not a claim that such a decline is likely.
Example
Assume 30 available nights, 20 booked nights and $250 of room revenue per booked night. Assume variable cash costs of $50 per booked night and $3,500 of fixed monthly cash costs. These are made up figures.
Starting revenue is $5,000. Variable costs are $1,000, leaving $500 after fixed costs. Reduce booked nights by 20% relative to the original count and bookings fall from 20 nights to 16.
At the same nightly revenue and variable cost, stressed revenue is $4,000 and variable costs are $800. Cash flow becomes negative $300. The booking decline reduced cash flow by $800 because the saved variable costs offset only part of the revenue lost.
What if occupancy drops 20 percent?
Choose whether you mean a relative 20% reduction or a fall of 20 percentage points. They are different changes, and the tool should show both the original and resulting occupancy.
The example uses a relative reduction. It reduces booked nights by the chosen proportion rather than subtracting that many points from the occupancy percentage.
What if the nightly rate falls?
The tool lowers room revenue per booked night while leaving booked nights unchanged unless you also change them. It recalculates percentage fees using the entered fee basis.
Do not assume a lower rate will automatically produce more bookings. That relationship is outside this calculator.
What if insurance doubles?
The stressed insurance line becomes twice the entered starting amount. The additional expense reduces cash flow unless another input changes enough to offset it.
That is a chosen stress case. It is not a prediction about a carrier renewal or Florida insurance prices.
How much revenue can I lose before cash flow turns negative?
The answer depends on how the revenue is lost and which expenses fall with it. This tool reports the break point for the selected path, such as fewer booked nights with a constant nightly rate.
It should not label the same percentage safe for every kind of decline. See Stress Testing an Airbnb: True Costs, Reserves and What Happens When Occupancy, Insurance or HOA Fees Change for the fuller review.
