Airbnb vs Long Term Rental Calculator

Compare Airbnb and long term rental cash flow after costs. Include the extra launch budget and test the occupancy needed to match a long term rental.

Compare the cash each rental strategy would leave after its own costs. This calculator puts the Airbnb and long term rental on the same annual basis, then shows how much extra cash the Airbnb needs to launch. Higher gross revenue alone does not decide the better result.

What you enter

For the Airbnb, enter available nights, expected booked nights, average room revenue per booked night, retained cleaning income and operating costs. Include utilities, cleaning, management, platform charges, insurance and replacement savings. Use the same cost definitions you used in Short Term Rental Cash Flow Calculator.

For the long term rental, enter expected rent actually collected, management, maintenance, turnover costs, owner paid utilities and other operating bills. Give each strategy its proposed mortgage payment if the financing differs. Do not assume switching use leaves the loan terms or insurance unchanged.

Enter the cash needed to launch each strategy separately. For the Airbnb, a furnishing budget or setup expense is cash committed upfront even when you expect to recover it over time. Tax effects and appreciation are outside this comparison. A CPA can review the tax side once the operating plan is clear.

Example

Assume an Airbnb would collect $60,000 annually and use $30,000 for operating costs and replacement savings. Assume $24,000 in annual mortgage cash payments. That leaves $6,000.

Assume the long term rental would collect $36,000, use $9,000 for operating costs and replacement savings, and have the same $24,000 mortgage payments. That leaves $3,000. The Airbnb leaves $3,000 more per year under these made up assumptions.

If launching the Airbnb takes $30,000 more upfront, dividing that extra cash by the extra annual cash flow gives a simple ten year recovery period. That calculation ignores the timing of money, taxes, changes in revenue and resale value. It is a comparison aid, not an investment return promise.

Which earns more after costs?

The strategy with more annual cash left under the entered assumptions wins this specific comparison. Look at the cash flow difference and the amount of uncertainty behind each revenue estimate.

See Short Term vs. Long Term Rental: Compare the Numbers for the wider decision. This tool does not decide which use is legally allowed.

How much extra cash does the Airbnb need to launch?

Subtract the long term launch cash from the Airbnb launch cash. The tool keeps that amount separate from the recurring cash flow difference.

Do not subtract an upfront furniture purchase as both launch cash and a recurring annual expense. Future replacement savings are a different item.

How do the risks differ?

The calculator can show the effect of weaker booking income or different costs, but it does not assign a universal risk score. Permit availability, rental restrictions, insurance and the financing terms need their own review.

If Your Airbnb Fails: Test the Long Term Rental Exit addresses the fallback decision rather than assuming the switch will work.

At what occupancy does the Airbnb win?

The crossover is the booked nights needed for Airbnb cash flow to equal the entered long term result. If it exceeds available nights, that crossover cannot be reached in the modeled period.

This calculator gives an estimate only. It is not a loan offer or approval.
